So happy in this building and this neighbourhood. Its been 11 months since my husband and I moved in. Absolutely no issues. Very friendly vibe.

We moved in to this building about 3 months ago. New onsite manager is super friendly and you can tell she cares. The place is constantly being looked after. You can't beat the private out door space. Our top floor has a rooftop deck with insane views and all the lower units have private patios and gardens. The layouts of the units are awesome - very spacious. Each of the bedrooms have a closet. Just feels like home here. Just read the previous post about laundry - we have never had an issue.

First the pros:
** The location is great, it's quiet enough being off the main roads but still close enough to them that you can get away easily or walk to pretty much everything you need in the East Village.
** The building design and the suite design is excellent. Hands down, the best layouts I've seen in an apartment complex. All suites are 2 story with massive decks/patios. Adjacent suites have good walls and noise is never an issue.

The cons:
** No in-suite laundry and only 3 machines makes some days tricky to access given 42 suites.

** The owners are cheap!
They charge a lot of rent given the sqft and area and provide the bare minimum. Cheap single pane windows. Repairs take forever (I've waited 18 months to fix broken doors and bad electrical). Cheapest appliances and cheapest renos possible. The paint flakes like whiteout on walls. They only painted 3 sides of the building so the lane side is still old and flaking. The parking lot is in disrepair, has never been power washed and is only 1/3 utilized, mainly by derelict vehicles and building supplies. They charge $70/month to park on top of an already very high rent for the area.

** What needs to improve
- please clean the stairwells occasionally. Its not been done in 2 years since I've been here.
- Time to update our windows... For the price we pay, its frustrating to have everything we own fade in the sun and to pump money into heating in the winter.
- take repairs seriously. You have such minimal interaction with tenants other than to take their money, try being responsive to their needs.
- parking at $70! that's higher than many places downtown, not to mention that many of those places already include 1 spot. There is a large EMPTY parking lot so its hardly due to supply and demand and mostly based on greed.
