On the outside, the complex looks very nice, they have North and West facing towers so the views are beautiful, especially if you have an outside facing balcony. There is a tropical atrium in the middle with a pool, fish pond and trees. The pool, however, is frequently closed due to maintenance issues. As well, when it rains or snows, the leaks in the roof cause water to come in.

My suite was newly renovated and very nice for what I needed. Unfortunately my neighbour had bed bugs, and to my knowledge was not cooperating with the instructions of the exterminators. I lived here for a short period of time and had to keep my things packed, wrapped up in plastic, and in boxes for 99% of my stay. Near the end of my tenancy, I was not notified of the exterminator coming to treat my suite, and as a result had nothing ready to go. My bed sheets were covered in poison, and it was too late to wash them as the laundry room closes at 10:00 PM (I was working evenings). I slept under a pile of clothes for the night.

Although my suite was newly renovated, I was advised shortly after my move-in that they were coming in to do more construction, for several weeks. There was a particular week where, due to a miss on the contractor's end, I went without water in my bathroom for 5 days (That is, bathtub, sink and toilet).

During my stay here we had 3 fire alarms. During which, being on one of the top floors, we had to climb down many flights of stairs, only to go back up the same many flights of stairs again. The elevators would not do what they were supposed to do during one of the fire alarms, and got stuck on one of the floors. Look at the frame around the elevators in the basement, it seems as though the foundation might be cracking.

The garage door to the parkade gets stuck at least once a week, if you're lucky, it gets stuck open. If you're not, the door is closed and you can't get in. There are also always the most absurd notices that are written unprofessionally and sometimes with many errors.

The management was always very apologetic, but not once did they offer any consolation for any of my troubles. I'm not one to ask, but it's just good customer service. I instead decided to simply move out and put this place behind me. They were accommodating, if you could make it there during their short hours of operation. Luckily I was able to leave my job and come in to see them, if I was working somewhere else I may never have gotten the chance. The building is in need of a total transformation, especially for the safety of their many senior tenants.

We lived there for many years, probably one of their longest tenants, which didn't make a difference. Over the years this apartment has gone down and is sinking even faster as time goes on.

The pro's
Unless you go to university or use the stadium to go to events, then maybe you would love to live there. They call it a seniors block but there are more students then seniors. As a seniors block I would far from consider this block to be senior friendly.
It is close to stores if you do not drive and are able to walk.
They do have a shuttle once a week to Safeway.

Cons:
The staff are rude except for one in the office and she will probably not last long (don't bother learning the property manager's name as they change so quickly each time you go down it will be a new one). If you go there I would strongly advise you to read the signs all over the place big warning bells should rig right there as to what you are walking into. Unfortunately I cannot post what they say but take the time to read them. The office too is run like a bank so good luck if you work as they are open only from 830A.M to 430P.M. Monday to Friday in the summer months. And they close the office for 1 hour for lunch during the day 12 Noon to 1P.M. In the winter the hours are 9 - 5 again closed for one hour for lunch. They do not stagger the lunch hour so the office is closed for their hour lunch time. There are 2 full time and one part time person, and pray you don't get the joy of dealing with the part time person she is the rudest person and should not be doing the job she is hired to do, she has zero people skills. And to me she is one of the reason for the signage and the current maintenance staff regarding the warning signs that are posted.

If you have trouble like I do bending you cannot use the washers and dryers as they are front loaders and not on risers, so again to a senior very hard to use for anyone with mobility issues. The card system should your card stop working as all chip cards will eventually do, you have to pay a non-refundable $10.00 fee for a new one and too bad for the money that was on card we were told as no refund was offered. We also ran into a few times where the machine to re-fill your card was full and no one was available to help rectify the situation so you cannot add money to your card and we were told that they could do nothing about it from the office staff, as they did not have permission to deal with the money in the machine. The washer and dryers too are not cleaned, and after only being in for a couple of years are starting to get moldy around the seal especially the washers.

The maintenance staff currently is horrible, rude and walk away when you try talking to them. One minor example of a simple request we waited 2 months when we put in a work order to have our dollar store toilet roll holder that broke off replaced (and when they did come it took two of them to replace it?!). We also had many repairs needing done and would wait months for them to come, and then they would just knock on the door whenever they felt like it and walk in, we finally put a safety bar on so they could not walk in whenever they finally got around to coming to the apartment. Even though all my work orders said call first as my mobility is not great and one time I was actually getting dressed when they just came waltzing in. As per the rules if they were to follow them as per the tenancy branch they are to give you notice unless it is an emergency for them coming into your home. But because no one is overseeing them they do as they please whenever they feel like it. They also seem to not realize that these are people's homes. Half the time they would not fix the problems and said nothing was wrong when clearly there were and some were major problems like water leaking from the apartment above and causing our ceiling to start coming apart and the water was cascading into our electrical panel. It took 2 months for them to realize where the water was coming from, but no repair was done to our ceiling or wall where our electrical panel was before we moved out.

It is also not kept very clean, the hallways use to be cleaned every week and now if they are done once a month it is a bonus. And at times they will clean only areas they deem needing done not the whole hallway as one would expect, and to me should be done at least every two weeks if not weekly with such a large building¸ especially with the amount of traffic in and out.

We were charged for a proper plumber to come out and fix our blocked tub which was full of silicone when they re-covered our bathtub. Not our problem but still they charged us for doing the damage. As if we poured silicone down the drain!

Also if you use a mobility aid such as a walker and use the upper door at the parkade level to go in and out good luck as the tile at the door has been broken for years now and not replaced it is very difficult to get you walker over it. I could not imagine what it would be like in a wheelchair. And the handicap doors which were just put in a few years ago, close much too quickly and half the time do not work, to someone who again has mobility issues they are very heavy to open. So you will have trouble open them if you do not have a lot of strength. And a few times it took them weeks before they were fixed.

Also in an emergency good luck. I waited with the paramedics one time 10 minutes for a elevator before they finally ran down the stairs to send one up, and this was in the middle of the night. Again another safety hazard to someone in dire need at the time. Even the paramedics were shocked and could not understand why in the middle of the night an elevator would not come to our floor. When I got home from the hospital I went to the office to report the problem. The lovely part time person said well it came didn't it? No apology or we will look into it. She might as well said well you didn't die did you? Although I could have as I was going into cardiac arrest at the time. Such care and sympathy again shown by the office staff , and the WRE website has the nerve to put on it run by professional on-site management. I would hate to see what non professional management means to them.

Also the bed bug problem, yes they do have that problem we unfortunately got a letter stating that our apartment a company would be coming to fumigate our place, due to someone else's apartment near ours. I explained because I was home all the time I never noticed we had a problem. We thought they would come in set traps, but no we had to move all our furniture, clothes, remove all our food from our apartment ect and had a week to do (keeping in mind my husband works all day and with my disability was unable to help him do so). Instead of setting down traps they came in destroyed our 3 month old bed by ripping off the dust cover not gently so it could be re-stapled but actually tore it off, and cut down the middle of our sofas and that was it. When I complained to the company that came, they told me to contact the landlord as they were only do as they were told. I did go to the office and they said too bad it needed to be done, and had we not complied we would have been evicted. We also spent the night in a hotel due to my medical condition because the letter stated that if you have medical issues it is best to stay out of your apartment for 24 hours due to the chemicals used (meanwhile none were used during the small amount of time they were there). When my husband went back later that night to see what they had done they were there he discovered for all of 15 minutes as per the letter that was left inside our apartment, besides throwing a few traps around and destroying our personal property that was the extent of it. Even the tenancy branch whom we called prior to this said we had to comply which we did or we would have been evicted. So $4000 dollars worth of damage to our personal property was not anyone's responsibility, so much for another job being properly done and assessed correctly and having no one care. Nor did the traps collect anything but dust nor did anyone come back to check them after they were laid? Another job well done by a caring and well managed apartment owner and professional management team!

As a seniors block I would not recommend this apartment block or to anyone else. It is sadly showing its age and so many repairs need done structurally as well. The owners WRE do not care we had tried on numerous occasions to contact the actual owners with no call back or reply to our letters. Their goal is to make sure they get their rent at the beginning of the month, and that is the extent of their caring about the block and how it is managed and looked after, there is no over sight of their staff ( I guess because they say it is run by such professional staff that they hire, they don't need to oversee their staff once in a while and what is going on.) Not to mention raising the rent above the normal set % each year and they seem to get away with it. I could mention numerous problems but I think I have said enough to make anyone aware of staying away from renting here. And if you do I'm sure you will be looking within a year for a better place to live unless sadly you can't afford to move, you will have to put up with re-signing your lease, for yet another year. It is becoming so poorly run down and how the staff and nonexistent owners treat the tenants of the building is appalling and becoming worse as time passes. I would give it a failing grade and I pity anyone who moves there. Too bad as it use to be a decent place to live, but not anymore.

I have been staying in summerland for 7 years. Off late the standard of summerland has taken a sharp dive. With current scenario I would definitely not consider the apartments as an ideal renting location.

Been living here for almost 3 years and I gotta say this place is a dump. Before we signed our lease they told us they were gonna reprint the walls, change fixtures, change stove/oven and probably rip the carpet out. Well that didn't happen at all. We moved in July 1st and no painting or changing of fixtures were done. In our second week, they finally replaced the oven. The original one was so ancient we lived on salad and take out for the first two weeks because we were scared it would blow up. There was a huge hole behind the front door wall and there's a few water stains on my ceiling. We resigned the lease and all rainbows and unicorns were promised but none was delivered. They changed tubes in the entire bldg and one of them left a hairline cracked on our kitchen sink tubes so we told them about it.they said they were gonna send maintenance but didn't happened. They were supposed to recaulk our bathtub but didn't happened either. It's such an expensive building to live, management and maintenance sucks. If it was truly meant for seniors to live at, well they're better off paying a private supportive housing than this place. Rent keeps going up but the maintenance value of the place keeps going down. Also when they inspected my unit for any repairs needed, the manager was more concerned about her cabinets than actually fixing what's actually broken. Water shut off all the time they give notice once in a while but most of time they just shut it off and just make us roll with it. If it's not for the location near school I would move out. But hey maybe this year.
