I lived here from 2011-2015 and I had no problems living here. I could tell that the owners put a lot of their own money into the building. While I lived here, they upgraded the elevators, replaced all the laundry machines, painted all hallways/doors, replaced hallway carpets, upgraded plumbing (more water pressure), and started replacing the windows when I left.
I think most people take these things for granted but I really appreciated the tenant improvements.

It is an older building, so there is no AC. However, if you're living in the West End and it is hot out, you are probably looking to be enjoying the beach or the city life anyways.

I noticed someone else mentioned having to find replacement tenants and not getting their damage deposit back. I also had to find tenants when I left, but it was because I didn't give them a full months notice (as per the contract). My neighbours who moved out also lost their damage deposit but it was because they had carpets that needed to be professionally cleaned (which was also a part of their contract). So my only advice here is to make sure you understand what is included in your contract before you agree! Otherwise, you end up with little surprises when you move out.

The prime location of this building is what drew me to rent here. However, that quickly changed I lived on the 16th floor and the elevator was always broken, at least 3 times a month and would stay like that for days. I also suspected my suite of having bed bugs, I reported this to the building manager and he completely ignored it. When I decided to move on I was told I would be responsible for advertising the apartment and finding a new tenant. Ridiculous definitely not my responsibility, and unsafe for a girl living on her own. I left the apartment spotless (despite the struggle of moving out with a broken down elevator) and they refused to give me my damage deposit back. These guys are crooks. Seriously reconsider if thinking about becoming a tenant.

Renter beware:
Don't be dazzled by the nice, big lobby and the great location.
Or the talking the management will do to convince you it's the BEST building in the west end.

The number of tenants they have bullied out of the building because they just didn't like the way some parted their hair, wore their pants, or some other invalid reason is legendary. They are rude, aggressive, and get along only with certain types of people. Everyone else they treat any way their mood swings.

The company that owns the building lets them get away with just about anything, as long as they can keep the suites rented.

The washing machines are small and don't clean your clothes properly, the elevators get stuck at least once a week, sometimes with someone stuck inside, and the list goes on.

These are not sane and honest people you will be dealing with -
they are the thugs of the Vancouver rentals. Know what you are
getting into!
