This property, at 300 Oakland avenue in Winnipeg Manitoba, R2G 0B3 is extremely overpriced and the structure inside and out is very old and falling apart. 1400.00/ month not including hydro, heat, water, waste removal, sewer charges and phone/cable etc which falls on the tenant to pay for. Also! Whom ever is on the lease is responsible for ALL of the hydro water and heat and garbage/recycling/sewer charges. Which is extremely unfair as there is no access to the downstairs/basement as there are people living down there and they come and go whenever they please. Landlord promised nobody would be living down there and after 2 weeks went ahead and moved his parents there, which all their bills are free for them and fall responsible on the renter that is living in the main area (upper part of house) Unfortunately there are many issues with this property such as: Very old stove, dishwasher , washer and dryer are temperamental and in desperate need of replacement. Kitchen fan is broken as well as the (very small and cramped) bedroom closets. No light fixture in the living room area. All the windows are not insulated and in the winter this leaks very cold air into the house; making the hydro bill extremely high. The only bathroom in the main floor is very small and the toilet clogs on a weekly basis due to poor plumbing.
Landlord moved his parents in the basement suite ( in breach of our verbal agreement) With basic rent and all utilities (for the entire house) is around 1800.00/month. I feel very upset and used for this Very overpriced rental house which does need a lot of work and please be aware of the true living situation. I don’t want anyone else to go through what my family has. If someone is renting the main floor they shouldn’t be responsible for paying for the basement suite’s bills too! This was done to us as we only agreed to rent if we didn’t have neighbors and had access to the basement in case of emergency and to read the water meter. We do not have any access to the basement at all but have to pay for it. I feel the landlord is using the tenants who rent here to pay for his parents’ suite as they now have a free place to stay. (Again. We are stuck paying for their bills) Sidenote; the basement suite constantly pushes the odours of the cooking (garlic and onions on a daily basis) which makes the entire house smell of garlic and onions and other potent smells. Not to mention the noise late at night which is very disruptive and disrespectful as the house is very small and noise travels loudly through the floor and vents. :(
Be aware! I am sharing my true story to inform other potential renters of the true arrangements of living at 300 Oakland avenue.
