The units are decently constructed, but quality is not consistent. Many, many owners upon purchasing units decide to renovate, in order to improve the basic level of finish that was given initially. This is likely why most rental properties in the building tend to be expensive; more than likely the owners are actually losing money, given what they've paid for the places even before doing more work on them.

The management do their best to ensure the buildings are maintained and secure. Problems with the pool over the front lobby have been dealt with reasonably several times and the employees are always professional.

Security is lacking; though there's an electronic gate and fence system around the property, anyone can easily hop the low fence or just stroll through the MANY open areas, such as between the newly-planted trees.

Noise and diesel exhaust from the harbour seaplanes is a HUGE problem. Most people do not spent much time on the large outdoor balconies or pool deck, as the planes make those areas unpleasant. Indeed, you can taste the diesel on your tongue during the spring and summer, which doesn't lend itself to having drinks or food outside.

The location near downtown is excellent, but the demolition of the Blue Bridge makes it uncertain how much longer easy access will be available. The alternate route along the Bay bridge is longer and far less direct.

Proximity to the Westside Village shopping plaza is good, though the plaza itself is small and quite crowded for parking. When it's busy, it's best to park under Save-On-Foods rather than try for a surface spot if you have anything larger than a compact car.

Overall, the Songhees is a decent place to live, albeit an expensive one. If the seaplanes are eliminated and security tightened, we would rate it overall a 4 out of 5 instead of just a 3.5 right now.
