Decent management. Seem to leave you alone if there's no problem. Quite professional.
The requirements to get a lease are a bit unrealistic for young adults. You need 4 years of working for the same company and 2 years rental history, plus credit. If you don't have those then you need to find a co-signer that meet those requirements. But that has become the norm in this city. The rules are lengthy and a bit micromanaged. But better than no rules and regulations.
Every year this management puts in a request to raise the rent high above the legal limit. Most of the time Residential Tenancy Board denies the amount they want but they still get approved above the legal limit.

Since we got a new caretaker, the halls and stairwells have been cleaner and cleaned more frequently. Other than that, I like to think all the tenants keep their own suites clean and tidy. I hope. I haven't had one bedbug issue. We do get bugs but not at levels that cause for too much concern. Management is quick to respond to urgent maintenance issues. But if there's something minor you may have to wait.

It's pretty quiet for the most part. There's the occasional party animals that move in from time to time but they don't last long here after a few complaints. It is a family building so you may hear kids in neighbouring suites. Walls are not too thin but not that thick, either.

Hot water heat baseboard rads. They make some noise.

Floors are carpet and linoleum. No wood floors. Carpets can be cleaned free of charge once a year. Or at least it as promoted last year.

Small kitchens and bathrooms. Ample plugs. Large windows. Blossom trees in courtyard.

Some halls in the building are overpoweringly smoky. Other hallways are not that bad at all.

Not sure where it's coming from, what is causing it, but a humming noise is heard throughout the suites and halls. Mainly inside the suites. It seems to be a fan. Sometimes the noise is much louder when a neighbour has their bathroom fan on or their kitchen fan. It can be disruptive and difficult to put up with when you're tired and have a headache.

The hot water is good but inconsistent. I do not like to be boiled suddenly while taking a shower. Nor do I care to have ice cold water dunked on my head right after being boiled.

Safety is limited to not letting anyone into the building who doesn't have a key and a buzz code box.

In-wall air conditioning. Hydro bills get expensive in the summer.

There is no reserved visitor parking. Beware of snow routes.

RIP park. We are definitely losing a gem of the neighbourhood thanks to development. The hill behind the building in the field is great for sledding and climbing.

Close to some nice amenities. Safeway with Tim Hortons is close by, along with a new nail salon, hair dresser, credit union, Subway, ice creamery, LC, Autopac and a couple convenience stores, a gas station with car wash. Elementary, Junior high and High Schools of are in short, short-ish walking distance. It's a great place to raise a family. Low crime. People at okay once they get to know you.
And, no, I have not seen one flamingo in anyone's yard.

Kay Four Properties are not too bad. There are worse managements out there.

Maintenance is dealt with inconsistently. Sometimes they are on the ball, sometimes you're waiting and have to call in for reminders.
Beware that they will consider a mention of repairs or suite checkup as permission to enter your suite at any time and day. You won't know when. You have to request 24 hour notice, yourself. Not sure how kosher that is with the Tenancy Board.

The common areas are a lot more well-kept than they were before.
We have a parcel box
There was some major renovations and repairs with the water pipes. A basement had to be dug up under the whole building. This did not eliminate the bugs. But it's not at infestation levels. You see one, you get rid of it, that's it.

Suites are very basic. You got a sink, fridge, stove and a bit of counter space. No dishwasher. "Gas" and water is included in rent. But I don't think the building has gas. You pay electricity and home services, such as phone, TV and internet.
Carpet and linoleum, with one wood panel wall in the living room.
Shower heads were recently changed from the wands you can hold, to the kind that just stays up there.
Toilets are on the older side. Not the water saving kind.
The hot water can be wonky. If someone in the building flushes their toilet, you may get scalded or blasted with icy cold water. Probably all of those in one shower.
Tons of lightbulb fixtures. 13 in total for the whole suite. Then you have to consider the lamps you'll need in your living room.
There are no additional on-site amenities.
Ample heating, drafty in some parts of the suite.

The heating pipes make a low frequency, base droning hum that is felt in the head more than heard. Which means, you can wear earplugs, use in-ear earphones and listen to a white noise and still hear/feel the hum. It's not healthy and has considerably reduced the living standards. Management has refused to rectify the problem and has even denied there is a problem.

The suite doors are heavy and it helps keep most in-suite noise in the suite
Some times, contractors are oblivious to how much unnecessary noise they are making, such as talking too loud, cussing, blasting their stereo, videos. It can be disruptive.

Laundry just got terribly expensive. Coinamatic manages and provides the laundry machines. It's now $4.50 per load, wash and dry.

You get storage lockers on your own floor, and your own wing.

Low police visits

Smoking is allowed in your own suite, unfortunately. NOT in common areas, likes hallways, storage/laundry rooms, stairwells and the main foyer. But the smoky smells so permeate from suites.

Sadly, the part of the park behind the building is being developed into some multifamily complex. I'm not sure how much of the park will be reduced or if the fabulous, much loved hill will exist.
Otherwise, it's a great neighbourhood to raise a family.
Traffic has increased quite a bit over the years. You have to be more careful when crossing the street.

Safeway and other amenities are just a short walk away.
Kids actually play outside in the his neighbourhood.

Kay Four Properties is one of the better managements to deal with in this city. They have been managing this apartment block and others along the street for many years.

Currently, there's been some major maintenance with the plumbing and underground work being done. There's is tends to be a strong odor of mildew and sewage wafting up from the basement they're working on. Once they're done then that smell should be gone. It doesn't get into the suites, that I notice living on the top floor, anyways.
Other than that, things do fixed around here. If your fridge goes down you can expect a replacement within a couple hours, which is reasonable. But sometimes your requests and concerns are brushed off. Not sure if it's a communication break-down or if the management doesn't want to invest in certain things they deem not a priority.

The suites are clean, and get renovated when necessary, but don't expect too much cosmetic fixes, unless it's really depriving the standards of living. The suites are a mix of old and new.
No bed bug problems that I've had to deal with, but all sorts of other bugs get into suites from late spring to late fall. Raid only helps a bit and not healthy to always spray around all the time.
There are wide gaps in the walls around the baseboard radiators where those bugs are originating. Management refuses to seal them up.
I'm hoping all the maintenance will clear up the bug issue, too.

The building is family friendly, and there are lot's of kids in the building. However, it is quiet and peaceful. No party animals, criminal activity or fights on a regular basis. When someone is being disruptive they are dealt with promptly.
There are all 3 levels of schools very close by, which makes the neighbourhood a great place to raise your family.

The heating is baseboard radiators, which you control the temperature, so you know you'll be toasty during those cold days. Air conditioners are in-wall. It's sorta hard to get a good air flow to all the rooms without having to crank it up. But better than no air conditioning.

There is one washer and dryer for each floor and each wing. That's about 10 or so suites fighting for laundry time. It's especially frustrating when plumbers turn the water off all day for maintenance, and that happens several times a year. It's not cheap. You use a Smart Card and the minimum you can put on them is $10, which get's you 2 loads of wash and dry.

Storage units are available. You need to supply your own lock and they are big enough for things like, a wagon, holiday décor, etc.

Secure entry is buzzer box and tenants are advised against letting unknown people in the building. But just a heads up, the maintenance crew is keeping the 2 main doors unlocked for easy access since they're coming in and out frequently. But it's only during the day on weekdays.

Parking is alright. No assigned visitor parking and the closest streets are snow routes. The closest, non-snow route street is Cold Stream. If you own a vehicle you can rent a parking stall.

The neighbourhood is relaxed, laid-back and peaceful. The train yards are not too far away and you do hear train traffic and the railyards in the distance, but it's not too bad once you get used to it. Plenty of schools, parks and community centres. There's a free teen-only swim night every Friday at the pool. The big hill in the field behind the building is a popular place to go sledding with the kids. There's a skate park, a couple baseball diamonds, a couple soccer fields and a playground as well. It's large field. People bring their dogs there. There is a dog park just off of Plessis, too. Safeway is just a short walk down the street, as well as other amenities. Building is located right across from the bus stop. You can take the #47 going both ways to get downtown, the #90 North Transcona, #48, #46 Express and #89 busses. I find it easy to get around without a car from here.
Transcona still has that small town vibe.

In the spring, the trees in the courtyard blossom and it looks and smells heavenly.
