Outside: The parking lot is cleaned regularly, with the exception of the trees and shrubs planted, which aren't watered/winterized. There isn't quite enough garbage/recycling removal so it tends to overflow a bit. There aren't sufficient visitor spaces for parking so expect your spot to get stolen.
Inside: common property is clean and well maintained.
Units: Nice. Laundry is excellent. The A/C and heater work well but expect a premium power bill to match. The light fixtures and thermostat are quite cheap. The building has some minor issues with the main building fire alarm and it tends to go off once a month or two (and its deafeningly loud). just a note: It is extremely dry in the building (20% humidity all seasons) if that bothers you.
Management: Management is really good at sounding nice but they are, without exception, incompetent. If you have something you need to speak to them about . . .good luck, just . . . .good luck. They respond quickly via email, phone, etc and are very cutesy friendly (you're my landlord not my best friends thanks). . . . .and then proceed to do absolutely nothing about your issue. It is also not a matter of if, but when they will cheat you by overbilling or adding extra charges (for instance "late fees" charged when I pay by automatic debit, or when they simply started taking an extra $100.00 out of my account every month hoping I wouldn't notice, or failing to return my security deposit which I had to repeatedly ask for). When they do cheat you and you ask for your money back they will tell you "oh I need to speak to accounting" and you will never get it back.

Summary: Nice enough property if a bit sterile and suburbanite. The landlord (Imperial properties) is incompetent and a crook. As long as you go in with the expectation that they will rarely if ever address your problems and will occasionally sneak a little extra money out of your account, you'll be fine.
