I'm going to echo a lot of what was said. I lived there a year after the other guy. While there are no vermin issues, the rent to building quality ratio is terrible. This is one of the many pseudo luxury condos built in the last 8 years. The central heating and cooling system for the common areas started going haywire over the winter causing half the building to be cooled down, sometimes more than outside. Our individual heating bills went up significantly as a result. Water pressure is crap. Fit and finish of the building is equally crap. Granit countertops take water as opposed to being sealed like they should be, the showerhead was busted, most of the walls and fittings are crooked, the door leading into my unit wasn't closing properly, the dishwasher was hard to close, the elevators would get flooded during rainfall, causing the fire alarm to trip in the middle of the night. Break-ins remained a problem, the doors are easily pried opened by miscreants due to a shitty seal design. You can even pop them open by sliding your keys to the side. The tipping point was the last month of my lease for me: 4 in a span of 2 weeks.

They advertise a gym but most of the equipment is broken or hazardous.

Not sure about drug dealers, seems to be a lot of people that either study or work in the area. Had a loud neighbour but nothing as described.

The sirens, helicopter noises and shootings remain a problem.

Honestly, if you study at SFU, don't stay in any of the woodframed condos in the area if you can. Break-ins are an issue all around Whalley but at least there's a quality of life to living in one of the properly managed condo towers.

The majority of the building was empty since it was opened and most of the tenants rented. Lots of drug dealers, break ins of storage lockers, cars and management failed to update security locks, no cameras, or screen more carefully. Within the last year the building has become quite full with lots of hardworking decent people Im finding. Some security cameras and better locks have been installed and the breaking have slowed down a lot. The live in cleaner/ maintenance people <section removed to comply with Terms of Use> seem to be friendly and keep their dysfunction to their own apartment. The cleanliness of common areas is ok. When she cleans she does it very well but not often enough. The quietness on my floor is great now that the drug dealers have left and more decent 9-5ers have moved in. You can hear everything even talking, drawers opening closing , walking etc in the apartment above you probably just bad soundproofing. Ive gotten used to it and keep my tv on all night and dont hear much that way. Also the RCMP & Hospital are near by which means there are helicopters and sirens at night. This does not bother me at all but may bother some. Ive never turned the heat on in my apartment and live on the top floor. I find its warm all winter. Summer is extremely hot in the apartment and more so in the apartments facing North (afternoon sun) than the apartments on the south side of the building (morning sun) Ive bought a portable air conditioner for this issue. There is always boiling hot water in the building. There are lots of dogs in the building. Im a dog lover but there is a lot of dog feces that isn't cleaned/ picked up around the building. The problem has become pretty bad to the point that your own dog needs to step in feces in order to go to the bathroom and then carry it on their paws into the building/ condo. Landscaping is beautiful and taken care of well. The suites themselves are beautiful/ new and a nice layout. Balconies are spacious and there is management on site most of the time although she is not too on the ball and doesn't seem to care very much about the problems as much as getting anyone moved in for money reasons.

Overall I would not rent/ buy an apartment in this building unless it was at a very good price which it is in my case.

I would rate the building 5.5/10
