Elite Property Management Inc is the manager of 457 Young. In the past the owner had different property management companies. We have been taking care of this property for 6 months now. We have hired a great caretaker who cares about the tenants and the building. We have had Exterminators to the property to address any pest problems. It now looks great inside and out. Not all repairs are done as soon as we get them because it may be damage done by tenant and parts may have to be ordered.

We try to very hard to keep the tenants happy.

This management company is horrible in my opinion. While the building and suites may look nice on the surface this company is a pain to deal with and will do everything they can to scam you.

I moved into my apartment in mid 2013. When I went to meet up with the owner of the building at the planned time to sign my lease he didn't show up and phoned me 30 minutes after the appointment time to reschedule for another day.

I requested to do a condition report when I moved in, none was done, I did speak to the owner twice about this and then gave up. Apartment was recently renovated, floors, walls and cabinets in excellent condition. The apartment required significant amounts of cleaning to remove drywall dust, residue in the bathroom, the kitchen drain was plugged and the light fixtures were missing half their light bulbs.

The building offers specialty keys, which makes it unlikely for past tenants to have keys for the building/suites. I was given 1 set of keys to my apartment and requested 2 additional sets, I received the additional sets ($25 deposit per key) 5 months after requesting them.

When I signed my lease I was not given a mailbox key, it was not until after I had contacted the residential tenancies branch that I received them 2 months later.

Currently the security system is broken, and there are no immediate plans to fix it, nor was I informed of it being broken prior to moving in. The current caretaker says they are planning on installing a fence around the building. Parking is $60 a month. There are no security cameras in the parking lot. On multiple occasions block heater cords were stolen from cars and another time multiple vehicles had their tires slashed.

The common areas of the building are kept clean and other tenants seem friendly.

Other tenants generally seem considerate of noise levels. You can hear murmurs of normal level conversations from other suites. If your neighbors enjoy loud sexual activities it is very easy to over hear.

Heat is included in rent and each suite controls their own thermostat. The radiators seem very loud, every visitor to my apartment has commented on how loud they are. Anytime I adjust the heat it results in loud bangs from the radiators that happen anywhere from every 5 minutes to 2 hours. I used an app to check out the decibels and the radiator noises ranged from 60-90 decibels.

The management usually responded to emails about 2 weeks after they were sent. The quickest way to get a response seems to be through text messages.
