I am the same guy that did the November 20, 2017 review.

Many upgrades to the building warrant a new review.

The Lobby has had a complete overhaul and is a great waiting area now.
Brand new elevator put in during the summer of 2018 that is quick and reliable.
Brand hew washers and driers in the basement that use cards and are much quicker than the old ones.

EXTREMELY strict rules in place that make this a great place for those in the more mature crowd.

All of these rules have been (or still are) posted in your lease as well as on notices in the loby.

- If you park outside or in the basement without a parking pass you get towed away without warning. The fee is massive.

- If your pet is a nuisance it will be evicted and you as well if you do not comply. Pet fee and registration, They can spot check your apt for pet damage and fine you for it.

- No smoking - Eviction

- If you are late to pay for rent by 3 days they will automatically file for eviction (current notice on the walls and elevator)

Parties - Eviction (someone was actually tossed out early 2018 for this)

Many of the units also got overhauled.

1 bedroom = They shrunk down the living room. removed the kitchen (now a small cubby hole in the entrance) and added a second room that can perhaps fit a crib..attached to the living room. I tried to put a single (bed) but it did not fit. fridge is in your living room. They however call this a 2 bedroom

2 bedroom = same as above. The layout is.... Extremely questionable.

Now they do have a few new units that they are simply leaving alone and just turning the living room/kitchen into open concept (beautiful and how they should all be) but they aren't done yet.

now for the real hurt...

The rent prices are EXTREMELY HIGH
the 3 bedroom (2 bedroom and closet that wont fit an adult bed) is going for 2000$ a month... That is VERY high for a building made in the 1950's with a single elevator and no pool/party room/amenities.

I think the absolute top things the building has is its tenants, Super (who is doing a fantastic job) and how utterly quiet this building is.. The rules are brutal and they are very good at enforcing them.

If you do tend to move in. Measure EVERYTHING! This building was completed in July 1963 making it one of the oldest building in the city (https://www.historynerd.ca/2016/06/23/brevity-is-the-soul-of-witt/)

It was designed back when things were smaller.. Modern couches and beds of a twin "may" need to be cut down or brought in pieces to be moved in. MANY MANY **MANY** times have I watched people pull up their moving trucks only to have to toss a LOT of their furniture on the street corner.

Good old building in a great location right near the civic hospital.

VERY safe building that homes mostly seniors and older adults.
Very quiet and the walls are thick and solid (little noise issues)

New owners as of 2 years ago that now ban smoking and aggressively evict noisy people.

Loud parties are banned, Smoking is banned, being too loud is banned.
It is a very quiet nice place to live if you want to avoid the roudy party type.

Now for the bad part.

1 elevator. and it breaks down every few months for a day to a week.
3 washing machines +3 dryers for a 12 story building... You need to wait in line a lot.
Not enough parking for all units. The building also rents parking spots to the post office across the way so there is even LESS parking.
No visitors parking.

But. Saying all that. There are MANY quiet well behaved dogs in the building along with cats. If you are a mature adult that is looking for a save quiet home where there are no screaming kids or parties... This is a great place to settle down in.
