PROS:

--Spacious units (building is from late 1960s)
--Close to Lonsdale, buses, gym, and groceries etc.
--Safe
--Parties, drugs and the like are not tolerated. At all.
--Management fairly responsive, though their hands are often tied by owners, so not always able to help in the way a tenant might like
--One (1) cat allowed with permission
--Despite only three washers/dryers, usually no issues getting a machine

CONS:
--Balconies on top floor are not generally usable due to birds fouling the railings, outer building walls, and balcony floors (eaves were poorly done, so are a popular nesting spot)
--Old carpets throughout hallways have held on to years worth of cooking smells
--Older vents in building so you can hear/smell your neighbour's activities/meals very clearly
--Many smokers in building, so apt. will frequently smell of smoke, esp. in summer
--Three washers, three dryers for whole building at $2/load. Coin-op only, no cards
--No common room, bike room, or gym. These spaces were turned into units by owners
--Very cold in the winter (single pane windows, poor insulation) and very hot in summer for the same reason. Hydro bill in winter can be expensive
--Units are overpriced given lack of amenities and the age of the building ($2100/mo approx for new tenants as of 2018)
--Wood frame building, so floors and windows shake and rattle often from tenant activity
--No noise insulation

CONS:

-Roof vents are original to building, so depending on wind direction, you will have neighbour's cooking smells coming through your bathroom vent and/or neighbour's music/conversations coming through kitchen fan vent.
-Building does not allow dogs (cats ok with approval).
-There are quite a few smokers in the building, so you will smell cigarettes in your unit.
-Units at back of building overlook a parking lot for three buildings. It can get noisy at times with daily garbage/recycle pick ups.
-Eaves not fully/properly covered, so birds nesting in eaves and fouling balconies possible.
-Quite expensive ($1800 for 2 bdrm - no in-suite laundry, no bike storage, no gym, no common room).
-No bike storage (was turned into units for tenants). Bikes are locked to stair-railings on 1st level stairwell.
-No in-suite laundry (3 washers, 3 dryers on 1st level). $2 per load.
-Limited to no parking spaces available as many current tenants have multiple vehicles.
-Wooden frame structure, so sound and movement do carry through walls/floors/ceiling at times.
-Old, single-pane windows, so you will need to turn on heat in winter (will raise Hydro bill depending how hot you like apt.)


PROS:
-Management reasonably responsive to issues and requests (though may not be able to resolve issues as final say goes to owners).
-Quiet for most part.
-Safe.
-Older building, so living spaces are larger than average.
-Small onsite storage locker on 1st floor.
-Cable comes with rental (very basic only).
-Parties/loud stereos and other nuisance behaviour not tolerated. At all.
