I`ve lived in the apartment for over an year and have dealt with most of its negative aspects. Lets go over said aspects:

We have had leaky sinks and showers since we moved in.

The building usually smells of rancid oil as many people cook with their hallway doors open.
The smell of weed and tobacco is strong near any window late at night (12-1 AM) and early mornings (7-8 AM) Even though smoking is "prohibited" in the premises.

The garage smells of garbage as many people toss their garbage bags and dirty water out there before actually taking them to the actual trash can. (The trash and recyclable area is also extremely filthy with broken trash bags littering the immediate area of the bins)

The building is noisy all day, since it is a family building there are tons of screaming children at all times as well as in the nearby park. Cars come in at 12 AM making noise and kids run around loudly even at late hours (midnight to 2 AM).

There is no individual heating control for the apartment and during summer it can get quite hot.

The storage closets are blocked by a huge amount of children's bicycles and baby carts.

Water can vary from freezing cold to boiling hot without warning (I have experienced both on many occasions, sometimes during the same shower session)

There is only one washer and one dryer on site for the entire building, cramped in a tiny room that could fit 2-3 people.

The neighborhood is decent, but at the same time has many old rundown buildings and tons of dumped furniture all over (Including blatant dumping in the small park near the building). There are nice blocks and terribly dirty and poorly maintained ones (Thats why I rated it at 3 stars)

Management is very cordial and nice, the apartment is fairly cheap rent-wise and it is very close to the Metrotown Skytrain station. It is also near pharmacies, supermarkets and commerce.
