I lived here for a year and rarely encountered problems. I did have a few appliance problems but they were fixed right away when I mentioned them, usually within a day or two. Laundry here is near impossible because there is only 1 washer and 1 drier for the entire building (which is 21 suits), so its almost always being used. there were 2 closets and a pantry in my suit that were approx. 3ftx3ft so not a lot of storage space, you are offered the option to rent a locker in the basement (if there's one available) but its comes at the additional price of $50 a month, which seems exuberant to me. I never had a problem with street parking, always found a spot right away.
However when I moved into my suit it was far from ready to live in. Tons of the pervious tenants garbage was left over (crumbs and food splashes in the cupboards and counter, the oven was coated in god knows what, prescription meds left in the bathroom), and it took me about a week to clean the place enough to be livable (not exaggerating I scrubbed layers of dirt off everything). in addition the walls were in bad shape, large chunks out of the walls that had been painted over but never patched and handprints and smudge marks everywhere. I ended up re-painting the place because the walls were outrageous. Kitchen and bathroom were updated which was nice, hardwood floors were beat up, but original which is better than carpet. overall the place has a lot of charm if you're willing to put in the work to clean it up, because its not owned by a rental corporation there standards aren't the same for how a place is left when you move in. I also think its worth noting that the management here is very cut and dry and borderline rude, there are no pleasantries with him so don't expect that.
overall I enjoyed my time here, but theres a lot that can be improved on,

Mice in the winter. No recycling. One side has no view. Can hear sex above and beside your room. $525 for 1 bedroom. Soo much tree sap everywhere you try to park!?!
This was 2009 so things are hopefully better. Try and get a top floor unit.

Older character building in a great location. I can't speak on all the units but mine has original hardwood floors (beat up but better than carpet), new windows, newer kitchen and bathroom, and a good size bedroom. Unit is approx 600 sq feet. The noise can be a bit of an issue. I often hear what my neighbor is up to above me and on either side and the street is a bit busy especially during the summer. Heat and Water are included in the rent and the place is nice and warm during the winter. An AC unit is a must during the summer and the tenant pays hydro. My bill is usually around 20.00 a month. There is a caretaker on site who is very nice and the landlord has been pleasent and attentive when needed. Outside of the building has been recently painted and it is a huge improvement. Overall for the price I am very glad I found this place and don't plan to leave anytime soon. That being said if the rent increased substantially I could probably find something else better for the money. The rent and location are what makes this building appealing. There are 21 units and it is rare to see someone moving out. If you are someone who doesn't care for the modern look then 635 Mulvey is for you.
