I've lived here at Catalpa Court for a couple years now, 2 going on 3 years, and I've never had a problem. The building is cleaned weekly, the yard and garden are always freshly taken care of, laundry facilities and storage is clean. Even though it's an older building, almost all of the suites have been completely redone and gutted, all except for I believe 2 of them, one of which has a tenant who has been here for over 20 years and the other who is nearing 20 years. We have 2 tenants almost at the 20-year mark, 2 who have stayed 10 years, and several more like me that have stayed on for multiple years now, this should tell you of the quality of the building. Even though it's an unassuming building from the front, all the suites including mine are nicely renovated. I have new solid wood floors, new appliances, new wood cupboards, new tilling in the kitchen and bathroom, new facets/shower head, new windows with screens and locks, new sliding glass balcony door, new venetian blinds, new light fixtures, new toilet and sink, new counter tops, etc.. the entire suite was renovated prior to me moving in. The price is good for what you get, it might be slightly more expensive than other bachelor/studio suites in the area but I've seen some of my neighbors suites and they're completely falling apart in comparison, the building next door is a mirrored opposite of this building but is way further behind on renovations, I think it's like most rentals in Vancouver where the landlord does the absolute minimum they have to. I don't mind paying a little extra to have a brand new apartment basically. There have never been any signs of bugs to my knowledge, the occasional silverfish here and there isn't really a concern, in these older buildings there's almost always going to be some silverfish now and again. I've never seen a cockroach, ants, mites, bedbugs, termites, or any other kind of pest inside. We do get a couple days a year in the summer where flying ants are everywhere outside, but the entire neighborhood gets that when the ants are trying to mate with the new queens that have recently left the nest every summer. It only lasts a couple days at most, and we have screens on all our windows and sliding glass doors so it doesn't bother me at all. Laundry prices are fair, $1.50 for 40min in the washer and $2.00 for an hour in the dryer. There are storage lockers downstairs as well, I wouldn't risk anything too valuable in them but they are behind 2 locked doors within the building and your own padlock of course. We've never had a stealing/theft problem as far as I know. I haven't heard of anyone having anything go missing or get stolen. There's no smoking or pets, no smoking on balconies either. But there are smokers in the building who are respectful and go outside to the back alley and away from the building to smoke. I live in the front but I assume if you did live in the back you would get the occasional whiff of smoke. There are also weed smokers from our building as well as next door and others who also smoke out back but there's nothing that can be done about it, there are people smoking weed and cigarettes outside no matter where you live. There is paid parking spot available in the back, I believe for $75/month. There's also permit parking on the street, although it can get a little crowded so you might have to park a block or 2 away if you get home later in the evening once the spots are all taken up out front. The building is pretty quiet, there's no loud partying, no babies crying, no animals or dogs barking, although this is an old wood framed building, meaning that you're going to hear footsteps of the person upstairs from you and any banging on the walls or hanging of pictures from the people next to you. There's nothing really that can be done about it, and it's tolerable as most people are either students or professionals here that go to bed at a reasonable hour and don't have a ton of people over or make a lot of noise. There's a manager who comes 4 days a week to tidy up the building and tend to any repairs, and the landlord handles the apartment herself, she is a very nice elderly woman named Martha. She's very friendly and respectful to the tenants and their space, as well as attentive by getting any repairs that need to be done in your suite finished right away. We've never been without hot water or anything for more than a couple hours during the day because she is sure to hire quality tradesmen who know what they're doing instead of just some handyman trying to save money. All in all, I've had a great experience here and I don't plan on moving out anytime soon. The only negative experience I have had was with a former tenant named Hector who was a psychopath and started spraying chemicals on some of the girls next door who were smoking in their backyard. Apparently, he threatened the poor girl so badly after spraying Lysol with bleach on her that she had to stay with her family for a few weeks until he left our building because she was scared to stay in her apartment next door to him. He was kicked out pretty soon after that because he threatened multiple smokers out back, even though he chose to live in an apartment facing an alley where people smoke. I heard from the manager next door that he went out of his way to write all the management companies on the block detailing who was who out back smoking cigarettes or weed like a crazy person. He got verbally abusive with the management and several tenants here, he also damaged his suite before leaving and refused to pay the last months rent. The manager had let me know today that he has since been writting bad reviews of the building, and that's why I felt the need to write my own review. Apparently he wrote some on craigslist a few months ago but they were taken down but now he's done it again. He must be a real crazy person to still be writting these false lying reviews MONTHS later after being kicked out.. See, you seldom see good reviews nowadays, people only take the time when they're upset about something. That's why I felt it important to write something about my good experience here, because my experience has been nothing but flawless. I'm so happy to live in an apartment that has been completely renovated, affordable rent, easy to get along with management, quiet and respectful tenants, all in a great central neighbourhood with parks, schools, transit, grocery stores, restaurants, pharmacies, dentists and doctors offices, etc all nearby.Catalpa Court is a diamond in the rough imo, so glad I got in here because it's always full as there's tons of applications soon as a sign goes up on the yard and so most people, like myself, don't seem to leave once they arrive. I hope this helps someone make their decision about this building, I look forward to meeting potential new neighbours. Cheers!
