I have been living in this building since it was built.
The view, floorplan, lobby, amenities are great. The neighbours are very friendly as well.
However, the self-governed strata is involved in some very shady business. It consists of a handful of individuals, who are all related and work together. They have ousted a qualified strata managing company and taken over. By doing that, these individuals have taken complete control over the building.
They control the minutes of the strata because they write them.
They do not allow anyone to join the council.
They have installed numerous cameras and are spying on tenants.
They have tempered with wiring and installed voice recording devices.
They have drones taking photographs of tenants in their apartments at night (do not sleep with your blinds open!).
They have physically harassed and threatened tenants.
They issue 'fines' for questionable infractions and will demand cash in the hundreds.
They change strata rules and by-laws without registering them with land titles (that is illegal).
They introduced a new rule where they demand cash payment from tenants to use the gym (that is embezzelment).
They took over the rooftop, creating a garden/patio for themselves and denying everyone access.
They compromise the warranty of the building by doing unqualified repairs.
One of these individuals has had a run in with the police and legal system, being handcuffed and arrested and sued.
Owners cannot sell their properties in this building because banks will not issue mortgages because of these problems and the lawsuits involved.

Like I said, it is a beautiful building but the individuals running it will make your tenancy unsafe and your privacy will be violated. This case is being investigated by several major media outlets. Be on the lookout.

The building is not safe. There are dozens of security cameras all over the property, but they are not used for security. Instead, they are used to enforce the bylaws with an iron fist. The management has been issuing at least 30 fines *per day* for weeks, and all of them are illegal. None of the fines have been issued in accordance with BC law, and all of them are completely arbitrary and supposedly supported by video evidence. However, trying to enforce minor strata bylaw infractions with video cameras is a clear violation of BC privacy law. Furthermore, the property management refuses to share the video with the accused (another clear violation of BC privacy law).

Certain members of the management team also stalk women in the building, going so far as to film them in their own units using a quadcopter drone.

The owners in the building have tried several times to remove the dangerous people involved in the management, but have not yet been successful. Law enforcement has not been helpful either.

If you value your safety, do not live here. There are plenty of much safer homes in the area.
