I recently lost my home of 5+ years due to a 4 alarm fire. I looked at two units in the building at 100 Medhurst with the intent of renting beginning August 1st, due to it's close proximity to my family. The first unit I looked at was in an unacceptable condition with what seemed to be badly soiled, possibly moldy carpeting and a serious leek issue with the windows, that were also showing mold and rust. The unit was still occupied and very dark and full of stuff, so it wasn't possible to get a good look.

I was told by the office receptionist everything would be taken care of before I moved in, which would have been in less than a month at that point. I then went back to look at the 2nd unit to get a better idea of the condition I could expect in a unit, this one was acceptable, but not suitable for me. I went in to the office and told the receptionist I was interested in the first unit but I was not willing to commit without getting a better look at it and knowing what repairs they were willing to do before I moved in. As the unit was still occupied she said they wouldn't know until after the occupant moved out and they were able to do an inspection, but I was told that wouldn't happen for a week. I asked if I could look at it again at that time but was told I should fill out an application first and provide a $300 deposit. I refused because the application said that my $300 deposit would not be returned if I refused to take the unit. The receptionist said, no that's only after you sign a lease, if you change your mind before signing the lease you will get the full deposit back. Once you've signed a lease there would be at least a $50 admin. charge if you change your mind. Based on that verbal agreement I signed the Rental Application and left a deposit of $300.

Once I got to see the unit on the weekend, almost a week later it was clear that the damage was so bad the unit would not be available for August 1st as they would have less than two weeks to get the work done, given the carpet would need replacing and the wall and window sill would have to be torn out and replaced! I should also mention that during my second visit to the unit I was verbally abused by the weekend superintendent because he had the wrong information about the unit I was coming to see and did not want to show it to me, but relented when it was obvious to him that I knew more than he did about what was available. Based on the condition of the unit and the attitude of the super, I decided I would not want to rent from this company.

Monday morning I called the receptionist to let her know my decision and that I would be stopping by to pick up my deposit and speak with the manager. The receptionist said I could come in any time. I came by later that morning and the receptionist told me a refund of my deposit could not be done that fast as they have to figure out how much would be deducted for loss of rent and for an admin fee!!! I reminded her of our conversation and that that was unacceptable, she admitted her mistake and said that I would get the full amount back. I then asked to speak with the manager, but was told she wasn’t in. Not sure why I was told to come in any time, when neither of the things I was coming in to do were possible. Each time I called after that to arrange to pick up my deposit I had a different excuse as to why I couldn't but each time I was assured I would get my full deposit back! When I finally did get a cheque in the mail, over two weeks since I left the deposit, it was for $250, not $300!! This is unacceptable! Being lied to is unacceptable. Taking advantage of someone who is technically homeless due to a fire is unacceptable! If you are considering renting from Carling Realty, do not accept anything you are told verbally, get it in writing!!! And if you get yelled at during a viewing, well... you were warned!

The management isn't the greatest. They're slow to get on repairs and won't replace anything unless its broken. The Gym is an excellent example as the equipment in there look like its the originals from 1989. The same goes for the laundry machines. That being said they do keep the place mostly clean in public areas and the in house super is attentive. Just wish the building management company were a little more responsive.
The major upside of this property is that each unit has hookups for your own laundry machines so you can actually get a good wash. On top Air Conditioning is included just like Heating. The only utilities you need to pay are Electricity and Hot Water tank rental. The building will do both Rogers and Bell services (or resellers) and gets Bell's higher speed service.
The neighbourhood is the best. Quiet, safe, and close to major transit routes. And I even use the outdoor parking lot instead of the indoor. Its a little worn and could use a repaving but it's not like there's potholes.
There's much worse places out there, same as theres much better. But for the price I'm paying its pretty reasonable. I do wish they would be a bit quicker on repairs and perhaps update it so it doesnt look so dated.
