We chose this apartment because it was cheap. After we left new tenants will be paying 60% more.

We left because of unresolved noise complaints and maintenece issues.

Our unit was unbearable to be at with noise from the upstairs tenants. After several complaints we just stopped complaining as started looking to move. Management is inactive. Although the building is child friendly, children should only be on the ground floor. Also basic conversations can be heard through the walls.

This building has significant problems that can lead to health issues. We found out years after moving in the tenant previous to us left due to unresolved mold issue. What we later discovered is the vapor barrier on the east wall has been compomised and water seeps through the wall during heavy rain. Management has know about this for years, but I believe wont do anything about it because it would involve opening up the entire east wall for a re-wrap. I'm not sure about the west wall. Sometime in the past the building must have had serious structural issues because all the balconies had to be redone as is evident by the mismatched stucco in the living rooms where the joists for the balconies enter the building and the missing balconies on the north east corner.

Also a month after our rent increase notice, that specifically noted our unit was well below market value, we had a random inspection and an asbestoes test done. We figured this was a scare tactic ( reno-viction? ) to get us to move as no one else had the asbestoes test. To add to the insult we were told we'd have to seek out the results of the test. After some digging we discovered the building did have and asbestoes problem and probably still does. The results of the test were held by Devon Prop not a third party.

Other issues of note:

Heat and hot water are included, but the heat is turned off in the day time starting in the spring to save money. It wasn't a problem for us, but other tenants complained about it. The water tempurature for showers is sporadic. Ranging from scalding to cold in seconds. Water pressure is good though.

There are 2 modern washing machines and driers. They are card based and you can reload your card via the debit machine in the laundry room. Machines have smaller capacity and more expensive then the old coin machines. This is the second attempt at modernizing the machines and several tenants lost money when they gave short notice about the changes and got stuck with old cards.

Fairfield Ave runs along the south side of the building and is known as ambulance ally. Daytime traffic is high.

I developed a health issue living here.

To summerize: I do not recommend this building due to significant water ingress causing structural damage and mold and possible lingering asbestoes issues.
