There is constant fight outside at night, screaming and shoyting after 12am. I was told it was all prostitutes and drug loards.. I think homeless people live in the area in some of the apts. It really is the worest things I have witnessed in years.

- Strong smell of pot keeps me up all night. Sometimes at night the lobby is full of that smell.
- Smoking is allowed, hallways on my floor you can be hard to breath. I struggle a lot.
- There is no carpet in hallways, dirty looking cement floor which never gets clean. Been told it was going to be replaced, been over 3 months now. Walls and doors look worse for wear. Embarrassing to bring family or friends.
- I had to pay for hydro and I was asked to sign for billing to be done by a company called WYSE. I got my first bill for one month and it was $239 for a two bedroom apt. My usage was $7.95 according to their bill but their usage delivery fee is about $25 and will go up when you use more, so my first month bill was around $39 with taxes, plus account opening fee and another deposit fee which is $239 all together. So be very careful what you sign, this is never disclosed to you when you rent, my bill for one month was $239 and I received the bill on the 28 and deadline to pay was by 2nd and if you do not pay on deadline, there is late fee etc and then report to credit bureau, then disconnect the line and charge you more for reconnect etc. Read about WYSE review, you get an idea of who you will be dealing with. WYSE sounds like an organization who rides customers pressure us to pay their massive "delivery fees" by working with managers such as Golden Equity who do not disclose anything on their lease about what the billing structure of WYSE is as they do not give two cents on what WYSE is charging you or how you pay it. I am sure Golden Equity will not pay the massive fees of WYSE if they were in our place. I rather pay straight to the Ontario Hydro than 3rd party.
- There is no garbage shoot in a 10 floor property. This is also not informed to you when you move in. Most people keep their garbage in their apartment or on their balcony. May be why we have flies issues in the middle of dead winter. My apartment was infested with flies and they kept coming in. I had to fight with the management to get them block the way they were coming in. They have still not entirely fixed the problem. I started doing the work myself as the management ignored me entirely and I do not know what to do. They just want their rent, but I had to clean up thousands of flies out of this apartment and they are still coming from somewhere in the coldest month of the year and squeeze themselves into the south window.
- The height of the elevators when you move in be very careful. I had to throw away my couch because it did not fit. You have to have couch or anything else under 80 inches. Nobody tells you, you learn like me after loosing your comfy couch and other items.
- Pets are allowed, I love dogs but some people have huge dogs, and sanitation is not so great. entrance wreaks of pet smell when you walk in, the vent is bad.
- I was told Laundry room could have bed bugs from other tenants, be sure to not put your stuff on floor, be sure to inspect everything before you put your stuff in for a wash.
- Cockroaches and bed bugs were in my apartment when I moved in. I had to ask management several times. Cockroaches, and ghost ants walk around all day when I make coffee or sit down, i see them, the roaches are big and scary to me and the ants make me itch. I had to pack up everything and get it sprayed couple of months after moving in. What a hell that was.I have developed sever skin problem right now and I am on double antihistamines.
- There is no gally kitchen, it is small and cramped than any kitchen I have seen before in a two bedroom apartment, not large enough for a family or one larger person. It is very awkward and you got to shut something in order to open something else. Space is too tiny in my openion.
- If they show you an empty room and said it is being renovated like me, asked to see it when it is done, renovation in some areas is like DIY stuff, my apartment was not fully renovated. I have a bent cupboard doors, no proper hanging rod for my clothes, (I had to install one myself because management ignored my request thinking it was not important?),
Windows are old, make lots of noise, have many gaps and holes, hardly slide in some areas and stained with years of paint.I find the windows very very old.

I have spent a lot of money moving in and settling down and hard for me to move out. All I am saying is, there is a lot of problems and sometimes it is worth paying a little more and get a place with half the risks and headaches with better management. The management here and at Montreal office are terrible. Slum Lords fit the bill.

I moved into this building in April. When I came to view the manager showed me a basement apartment in the other building, and it was gross, like something you'd see out of hoarding--minus all the stuff, it was just cob-webs, dirt, and dirty old possessions someone left. It was hard to imagine a person lived like that. Not a good first impression, but since I was desperate, I asked to see something else, not in a basement... she showed me the place I currently live. It was in not bad condition, so I decided to take it. Upon viewing it, I was told not to worry too much about appearances because the unit was going to be completely remodeled. I put down my deposit and was pretty excited to tell you the truth, during the daytime it seems like an okay place and I had a great view of the city. I honestly had no idea about the neighbourhood, as I'm not originally from Ottawa... When I moved in, everything seemed okay, my place had a fresh coat of paint, and was very clean looking as far as I could tell. I honestly thought this was going to be decent. When I was putting away my things in the kitchen I got up on a stool to look on top of the cupboards and to my horror there were a bunch of dead cockroaches. It was disgusting that they didn't clean that up, and there was a bunch of bug "traps" so I knew someone knew about it... Like someone else stated in a previous review, it's pretty hard to find buildings without them. Since I am a clean person I rarely see them, so it's not a big deal, but I'm still grossed out. Moving past that, 2 months into living here my bathroom sink broke and flooded my bathroom for no other reason than poor installment, I have asked twice for it to be fixed and no one has come yet (it's been two weeks, and I give up, a friend of mine who is a super in another building is coming to fix it instead) very annoying. I have also experienced my closet doors coming off over nothing, and my stove, which is very old/gas/and not new at all, is broken as well... only half the elements work. On top of all this the building is all inclusive, so it was a huge shock to me to find last week my power cut off one day for about an hour, with no notice... and then the next day for overnight. I had to harass the manager 3 times to ask someone to come fix it... she stalled until her shift was up and no one came. I waited until sundown (close to 8 pm- it had been cut off since around noon) before I had to leave my home unless I wanted to sit alone in the dark. I tried looking around the apartment for a supervisor number, there was nothing. I went to the office and found an "emergency number". I called it multiple times only for it to go straight to voicemail everytime. After trying many times I left a message and hoped they would get back to me. No one did. I called first thing in the morning and the manager seemed shocked to hear I still had no power... Eventually that day it was turned back on, but all the food in my fridge went bad... On top of this the building was recently bought by "golden equity". The same "company" that bought my last place causing me to move because of their terrible management (I didn't know they bought this building too until a week after I moved in). They are one of the worst companies I have been forced twice now to deal with and if you have an opportunity, do not rent with them. I will be leaving as soon as my lease is up unless more things happen, and then I will be talking to my lawyer about getting out of this lease, if possible... As for the neighbourhood, it's so sketchy. People are always screaming and fighting outside (especially past 1 am). There are prostitutes and drug addicts everywhere, and honestly the amount of garbage (including used syringes, and used condoms) is absolutely disgusting. I would not wish this on anyone who has any other options. Oh and if you don't drive or have a bus pass good luck because the grocery store is quite the trek. The only positives are it's cheap rent - all inclusive (though upon looking at their site for this building it seems they now charge for hydro, so thats sh**ty), the laundry facilities are cheap, and it's close to some bus routes. If you are thinking of moving here I would honestly reconsider, I'm trying to make the best out of my own situation, but time and time again I feel like it was a huge mistake to move in here, and I am counting down the days until my lease is up. **I also want to add, I have ALWAYS paid my rent every time on the first, and always been pleasant to the management, so I can only chalk up their behaviour to laziness**

I moved into the building around March 2016. I still currently live here and this is an honest review of the building, the management, and my overall experience so far.

Management:
I've never had any issues with the management (unlike the other reviewers here). They've given at least 24 hours notice for any type of water/fire inspection. The building manager is friendly and the property manager always stops to say hi if I ever see her. Pay your rent on time and be respectful and maybe you'll have a good experience like me?

Unit cleanliness/Building maintenance:
One of the two elevators was broken when I moved in, which made for an annoying experience. It has been fixed though. It's an old building and things are going to break, so it's not something that can be complained about. All of the laundry machines have just been replaced with new ones. This was a nice upgrade considering the old ones didn't work the greatest.

The hallways, elevator, and stairwells are often dirty and smell funky. They are cleaned fairly regularly, but some of the tenants/visitors to this building are disgusting people. They don't care about anyone but themselves. They'll smoke in the hallway and put the cigarette butt on the floor. Empty beer cans and chip bags can be found on the ground (especially after fri/sat nights).

Roaches/Bed bugs. I definitely have roaches in my apartment. Not an infestation or anything, but I'll see one every few weeks if I turn on the lights in the kitchen in the middle of the night. There was evidence of bed bugs after I initially moved in. I found a few dead ones in a corner. I've taken a few preventative measures to protect against them since then (bed bug cover for mattress, spreading diatomaceous earth around the bedroom corners). I've had no issue with them since. It's almost impossible to find an apartment in Ottawa that is 100% free of bugs these days unless it's brand new.

Storage:
There is a storage room in the basement but it's pretty gross looking. You can only access it if you get let in by a building manager, but I still wouldn't put anything of value in there.

Heating/cooling:
Heating works well in my apartment. No A/C for the unit. So you'll need your own cooling solution for the summer. Hot water never seems to be an issue. Water pressure is decent.

Parking: No covered parking. Parking lot is often littered with garbage (garbage bins are located there). Can't comment on snow removal since I moved in during the end of winter.

Safety/Neighborhood:
If you have young children I would avoid living in this area. If you are a single woman who has to work in the evening I would avoid this area. It is clearly a low income neighborhood. Welfare central. There are aggressive prostitutes EVERYWHERE. I had one run up to my car and try to let herself in. If you drive, don't make eye contact with them or they will approach you. Drug deals are going down right in front of the building. Once a week I'll see cop cars in front of the building for something (usually going to the building across the street). Honestly, It's quite entertaining to watch from my balcony. But obviously this isn't for everyone. Inside of the building is actually pretty quiet. I don't generally hear loud music or parties from neighbors. If I have my windows closed I don't hear a single thing from outside.


Conclusion:

The rent is dirt cheap ~800 inclusive for a one bedroom w balcony. parking included. The area is sketchy (especially at night time). The building isn't the cleanest out there. There definitely is some evidence of roaches/bed bugs. The apartment itself is fairly big with a good layout. Are there better apartments out there? Of course. I would only recommend moving here if you are interested in saving money or if little things don't bother you. Living here has definitely changed my views on people though, especially those with low/no income. Get a job, clean up your mess and be respectful of those around you.

The review below almost sums up every single experience I have had living here as a tenant. I'm with you fellow poster!!!!

If you know your building well and the people around it, you may even recognize us.

For years I have been fighting and been bullied by management. Our windows are terrible. There are more roaches and bed bugs than tenants here. There's crackheads in and out and all around the building. Prostitutes <removed> people off in the stair Wells despite the cameras.

The first day moving into my unit it literally snowed through my patio door. It whistles like a soccer coach.

For months we have complained and there is paper trails to management's agreement to replace the door!

Well of course an injury had to happen to make something happen...and even at that this patio door still sits in our living room.

It came right off its track as my fiance opened it to go on the balcony, and came smashing down onto his toe...completely mangling his toe nail and snapped his biggest toe, clean break.

Even after confrontation of this issue with management... The manager actually LAUGHED in my face when I told them what happened...

Poor Killam, now they have a personal injury lawsuit on their hands and a ridiculously awful set of reviews.

I won't be surprised if they sell over their rights to a different company...

I happen to know for a fact that there is 15 unit empty in our sister building run by the same management. (The rental office is located there. Rosenthal Ave)

There is only 5 floors and and 10 units or less per floor. Do the math...
Our building has 10 floors...AND THEY RENT BASEMENT UNITS! GROSS! with again, 10 units per floor.
The amount of empty unit in this building is comparable at best to the other.

<Section removed to comply with terms> She fails to serve notice of entries and any notices of water shut downs (which happens on average every week or 2)

This building is beyond ******! And I hate to swear to strangers...but I can't express in any other words how HORRIBLE it is here and no person should be forced to live in these conditions...

Save yourself a headache and look past this place...and anywhere in this neighborhood for that matter.
