I moved into this building in April. When I came to view the manager showed me a basement apartment in the other building, and it was gross, like something you'd see out of hoarding--minus all the stuff, it was just cob-webs, dirt, and dirty old possessions someone left. It was hard to imagine a person lived like that. Not a good first impression, but since I was desperate, I asked to see something else, not in a basement... she showed me the place I currently live. It was in not bad condition, so I decided to take it. Upon viewing it, I was told not to worry too much about appearances because the unit was going to be completely remodeled. I put down my deposit and was pretty excited to tell you the truth, during the daytime it seems like an okay place and I had a great view of the city. I honestly had no idea about the neighbourhood, as I'm not originally from Ottawa... When I moved in, everything seemed okay, my place had a fresh coat of paint, and was very clean looking as far as I could tell. I honestly thought this was going to be decent. When I was putting away my things in the kitchen I got up on a stool to look on top of the cupboards and to my horror there were a bunch of dead cockroaches. It was disgusting that they didn't clean that up, and there was a bunch of bug "traps" so I knew someone knew about it... Like someone else stated in a previous review, it's pretty hard to find buildings without them. Since I am a clean person I rarely see them, so it's not a big deal, but I'm still grossed out. Moving past that, 2 months into living here my bathroom sink broke and flooded my bathroom for no other reason than poor installment, I have asked twice for it to be fixed and no one has come yet (it's been two weeks, and I give up, a friend of mine who is a super in another building is coming to fix it instead) very annoying. I have also experienced my closet doors coming off over nothing, and my stove, which is very old/gas/and not new at all, is broken as well... only half the elements work. On top of all this the building is all inclusive, so it was a huge shock to me to find last week my power cut off one day for about an hour, with no notice... and then the next day for overnight. I had to harass the manager 3 times to ask someone to come fix it... she stalled until her shift was up and no one came. I waited until sundown (close to 8 pm- it had been cut off since around noon) before I had to leave my home unless I wanted to sit alone in the dark. I tried looking around the apartment for a supervisor number, there was nothing. I went to the office and found an "emergency number". I called it multiple times only for it to go straight to voicemail everytime. After trying many times I left a message and hoped they would get back to me. No one did. I called first thing in the morning and the manager seemed shocked to hear I still had no power... Eventually that day it was turned back on, but all the food in my fridge went bad... On top of this the building was recently bought by "golden equity". The same "company" that bought my last place causing me to move because of their terrible management (I didn't know they bought this building too until a week after I moved in). They are one of the worst companies I have been forced twice now to deal with and if you have an opportunity, do not rent with them. I will be leaving as soon as my lease is up unless more things happen, and then I will be talking to my lawyer about getting out of this lease, if possible... As for the neighbourhood, it's so sketchy. People are always screaming and fighting outside (especially past 1 am). There are prostitutes and drug addicts everywhere, and honestly the amount of garbage (including used syringes, and used condoms) is absolutely disgusting. I would not wish this on anyone who has any other options. Oh and if you don't drive or have a bus pass good luck because the grocery store is quite the trek. The only positives are it's cheap rent - all inclusive (though upon looking at their site for this building it seems they now charge for hydro, so thats sh**ty), the laundry facilities are cheap, and it's close to some bus routes. If you are thinking of moving here I would honestly reconsider, I'm trying to make the best out of my own situation, but time and time again I feel like it was a huge mistake to move in here, and I am counting down the days until my lease is up. **I also want to add, I have ALWAYS paid my rent every time on the first, and always been pleasant to the management, so I can only chalk up their behaviour to laziness**

I moved into the building around March 2016. I still currently live here and this is an honest review of the building, the management, and my overall experience so far.

Management:
I've never had any issues with the management (unlike the other reviewers here). They've given at least 24 hours notice for any type of water/fire inspection. The building manager is friendly and the property manager always stops to say hi if I ever see her. Pay your rent on time and be respectful and maybe you'll have a good experience like me?

Unit cleanliness/Building maintenance:
One of the two elevators was broken when I moved in, which made for an annoying experience. It has been fixed though. It's an old building and things are going to break, so it's not something that can be complained about. All of the laundry machines have just been replaced with new ones. This was a nice upgrade considering the old ones didn't work the greatest.

The hallways, elevator, and stairwells are often dirty and smell funky. They are cleaned fairly regularly, but some of the tenants/visitors to this building are disgusting people. They don't care about anyone but themselves. They'll smoke in the hallway and put the cigarette butt on the floor. Empty beer cans and chip bags can be found on the ground (especially after fri/sat nights).

Roaches/Bed bugs. I definitely have roaches in my apartment. Not an infestation or anything, but I'll see one every few weeks if I turn on the lights in the kitchen in the middle of the night. There was evidence of bed bugs after I initially moved in. I found a few dead ones in a corner. I've taken a few preventative measures to protect against them since then (bed bug cover for mattress, spreading diatomaceous earth around the bedroom corners). I've had no issue with them since. It's almost impossible to find an apartment in Ottawa that is 100% free of bugs these days unless it's brand new.

Storage:
There is a storage room in the basement but it's pretty gross looking. You can only access it if you get let in by a building manager, but I still wouldn't put anything of value in there.

Heating/cooling:
Heating works well in my apartment. No A/C for the unit. So you'll need your own cooling solution for the summer. Hot water never seems to be an issue. Water pressure is decent.

Parking: No covered parking. Parking lot is often littered with garbage (garbage bins are located there). Can't comment on snow removal since I moved in during the end of winter.

Safety/Neighborhood:
If you have young children I would avoid living in this area. If you are a single woman who has to work in the evening I would avoid this area. It is clearly a low income neighborhood. Welfare central. There are aggressive prostitutes EVERYWHERE. I had one run up to my car and try to let herself in. If you drive, don't make eye contact with them or they will approach you. Drug deals are going down right in front of the building. Once a week I'll see cop cars in front of the building for something (usually going to the building across the street). Honestly, It's quite entertaining to watch from my balcony. But obviously this isn't for everyone. Inside of the building is actually pretty quiet. I don't generally hear loud music or parties from neighbors. If I have my windows closed I don't hear a single thing from outside.


Conclusion:

The rent is dirt cheap ~800 inclusive for a one bedroom w balcony. parking included. The area is sketchy (especially at night time). The building isn't the cleanest out there. There definitely is some evidence of roaches/bed bugs. The apartment itself is fairly big with a good layout. Are there better apartments out there? Of course. I would only recommend moving here if you are interested in saving money or if little things don't bother you. Living here has definitely changed my views on people though, especially those with low/no income. Get a job, clean up your mess and be respectful of those around you.

The review below almost sums up every single experience I have had living here as a tenant. I'm with you fellow poster!!!!

If you know your building well and the people around it, you may even recognize us.

For years I have been fighting and been bullied by management. Our windows are terrible. There are more roaches and bed bugs than tenants here. There's crackheads in and out and all around the building. Prostitutes <removed> people off in the stair Wells despite the cameras.

The first day moving into my unit it literally snowed through my patio door. It whistles like a soccer coach.

For months we have complained and there is paper trails to management's agreement to replace the door!

Well of course an injury had to happen to make something happen...and even at that this patio door still sits in our living room.

It came right off its track as my fiance opened it to go on the balcony, and came smashing down onto his toe...completely mangling his toe nail and snapped his biggest toe, clean break.

Even after confrontation of this issue with management... The manager actually LAUGHED in my face when I told them what happened...

Poor Killam, now they have a personal injury lawsuit on their hands and a ridiculously awful set of reviews.

I won't be surprised if they sell over their rights to a different company...

I happen to know for a fact that there is 15 unit empty in our sister building run by the same management. (The rental office is located there. Rosenthal Ave)

There is only 5 floors and and 10 units or less per floor. Do the math...
Our building has 10 floors...AND THEY RENT BASEMENT UNITS! GROSS! with again, 10 units per floor.
The amount of empty unit in this building is comparable at best to the other.

<Section removed to comply with terms> She fails to serve notice of entries and any notices of water shut downs (which happens on average every week or 2)

This building is beyond ******! And I hate to swear to strangers...but I can't express in any other words how HORRIBLE it is here and no person should be forced to live in these conditions...

Save yourself a headache and look past this place...and anywhere in this neighborhood for that matter.

Before I moved I saw the place I was going to move into. Wow. It was a mess and the previous tenants had the made so much water damage in the kitchen it (by the tenant landlord act) shouldn't have been sold. However Killams Properties employees had said to ignore it because it would be fixed before the move in date. Well folks 10 months into the lease and my kitchen is still the disgusting mess it was. If it wasn't for the fact that I am moving in 2 months I would diffidently have taken this to court.

Also upon move in the place wasn't cleaned.. there was a shitty paint job but that's it. You could tell it wasn't cleaned by the dirt on the floors, crumbs and mess in the kitchen, the whole apartment was a joke. We had to clean the whole thing before we could move our things in.

Not to mention the chipped paint in the bathtub and sink in the bathroom, the wires hanging out of a socket in the wall, broken closet, broken bedroom door, the works. Everything you've read to this point, EVERYTHING were things we dealt with on the first day and are still dealing with.

Over our so far 10 months the service provided was astonishing.

Cockroaches. Lots of them. They'll tell you there are non or very few but I can tell personally that that is a load of crap. My couch? In my living room? Just the other day a cockroach crawled out of the cushion and starred at me. They've completely taken over the kitchen. It would probably be easier to control if there wasn't a hole in my kitchen that lead to the interior structure of the building.

Bed bugs as well. Yup. The only word I got for that.

Ants. Everywhere.

Most of that is apartment based. My. Goodness. Management is the BIGGEST JOKE that I have ever seen. Not one of those really funny smart jokes, it's one of those stupid "haha you said p*nis" jokes. Not funny, incredibly childish, and stupid.

Workers have entered our apartment without notice or without telling us they did. We came home after spending some time grocery shopping and a window that was supposed to be fixed (but they never gave us a date or a letter informing us that on such and such date they want to come in and fix it) had been fixed and one of the workers even left their coffee mug. So to sum that up, yes it was nice the work got done but it was done without our knowledge, our approval of a date and time, and yes, is against the law for a landlord to enter an apartment without 24 hours notice. So that makes you wonder, when else have they entered without our knowledge?

HEATING. OH. MY. Well. Heating in my apartment doesn't work, and there are plenty of window issues so this winter was the worst winter I've ever had. As the title says, a shack was just as good and would not cost you a grand a month. In my room, a window was missing, and the other was too small. It took them months to fix it, which just so happened to be right about once winter was over. Anyway due to the way the windows were my room had actual snow in it, was always cold to the point where I was constantly sick. On really bad days it was so cold that even in a few blankets all I could do was cry and be so cold I couldn't breathe or stop my body from shaking. Oh by the way, the solution was to duct tape my windows and use my personal towels and a lining. Then they actually gave me attitude as to why I didn't go buy a space heater?! I'm paying for heat in my rent!!! What do you mean I should go buy a space heater?!! Oh it gets better. We have space heaters now. 2. Just 2. The electrical work in this building is sooooooo good (sarcasm) that when you plug 2 heaters in it blows the power. When I brought it up to them I can't have 2 heaters plugged in they said of course, the apartment can't handle that much power use.... I just.. I just.. I just can't even.

I was just there this morning (2016-03-21) asking about my referral bonus. For those of you who don't know at this property when you refer someone (which I strongly regret) you get a bonus, money off one month of rent. They said there was never any paper work of a referral. When I ask them to look at the person’s application I referred (they wrote on the application they were referred by me) the office then says they lost that paper as well. WOAHA HOLD UP. You mean after me having to ask on 5 different occasions and giving my 2 month notice 2 days ago, you mean on this particular occasion I ask you just so happened to lose all the paperwork or it never existed?

Also you know how to give your notice by law (and depending on your lease) you need to give two months advance, the address of the place you are moving out of, the date you are moving, your signature, and the date you signed the notice. They say it is best to use a T9 but if you want to write it yourself this is what it NEEDS to include. Me doing my research wrote my own and followed exactly that. Handed it in 2 days ago. Anyway. Went to the office today to deal with referral bonus found out that was a load of crap and she misplaced my 2 month notice. Then when my roommate asked what do we need to do so you *insert F bomb here* don't screw us over more, she said we HAVE to fill out a T9 in order to for notice. So if my roommate didn't ask they would have probably tried screwing us over. The best part is I gave her notice 2 days ago and she never called me requesting I come fill out a T9.

WOOOOOOOW. Just... just... *insert massive rant with swear words in every sentence here*

The workers constantly give attitude. Constantly. I am paying for these services, it’s your job to provide the services I am paying for, yet you lose my paperwork, and when I come to you again because it doesn't get done you give me attitude and are rude with me?

They are sneaky and rude. If you do have to live here I strongly suggest keep all of your paperwork, make copies of it, and most likely get ready for legal action.

Just moved in here the middle of march! Still new to Ottawa and rental, REGRET moving here very much!!!!! At first it seemed perfect, than I noticed the ants everywhere, dog pee in the elevator, they took the carpet out of the elevator now, but the cleanliness from tenants not good, dog vomit in the hall outside their doors, and now NOW I've seen my very first COCKROACH!!!!!!!!!! Freaking out!!!!! I've since seen 3! in less than a week, I am clean there isn't much in my place because we don't have much!!! Either way we are clean!!!! They put gel stuff for the ants on Monday and the ants are still here nothing changed and the roaches are getting worse!!!!!
