Run don't walk away from this property. Dogs defecating in hallways and common areas of the building. Gross. People are smoking cigarettes and pot in the hallways, apartments and stairwells. Parties, fighting and noise. Pointless to try and talk to anyone. Management is non existent at this property. No one seems to care. The attitude is pay your rent and if you don't like it move out. That is exactly what I am doing after 10 months of hell. Only a certain group of people would enjoy living in such a place. I am not one of them.

I have lived in this building for the past 7 years and completely agree with the most recent posts about the change in ownership and management. The superintendent staff are nothing like they had when Triole owned and ran the building. They are now lazy and fairly incompetent and literally unwilling to help with things they are paid and responsible to help with. Management is unreachable by phone or email so if there are issues then they are difficult to rectify in a timely manner if at all.
The cleanliness of the building has drastically diminished since Homestead took over and it is shameful.
I also agree with previous reviewers that the demographics has changed significantly and that there are definitely many "sketchier" people who have moved in or are visiting. It is not the same standard of maintenance or tenants as it has been the 7 years I have lived here. No criminal records checks are performed which was something that I really liked about Triole. They cared about who was coming into the building and the old supers built relationships with the tenants and cared about them...we are their neighbours too after all. The current supers don't give a flying hoot about their jobs or the tenants and it is quite evident. Homestead has already lost several long term and good tenants who have made this building their home. I will be one of the next to leave in a few weeks and I will not be sad to do so. I no longer feel as safe or enjoy this building as I once did. Very unfortunate.

I have been living at this building for the past 3 years and agree with all of the recent posts about this building and change of management. Criminal background checks are no longer required and I am feeling less safe due to some of the sketchy new tenants. I am concerned they may be allowing patients from the methadone clinic next door at 1318 Carling. The cleanliness has significantly declined with only two employees for a building of this size (22 stories). The owner still lives in the penthouse and I have left letters and work order requests under the stairwell door above 22nd floor and hope my concerns will be addressed. If not, I too will be looking for another place to live.

When Triole owned this building, I would have recommended it 100%. Everything was fantastic and onsite maintenance staff were fantastic.

In the last few months, Homestead has purchased the building and I would say it is going downhill very quickly. They brought in all their own staff who seem inexperienced, focused on company first rather than tenant, and just not knowledgeable about what they are doing. Not to mention they don't get back to you now or understand basic issues.

Since Homestead took over they have been doing ridiculous things:
1) You can't just phone now with an issue and have it fixed, you need to go to the office during office hours (when most people are at work), fill out a request form, return the form, then they fix the issue. A bit ridiculous I think.
2) When they came in we all got letters asking how many people lived in the unit, names and ages. They are not allowed/or tenants do not need to give their ages.
3) They just sent a letter stating that they wanted to know who had window air conditioners and if you have one you need to pay extra, I think it was around $140. All the Triole era leases clearly state utilities are included and that air conditioners are allowed but must be installed safely. I looked up the Ontario Law and it seems to state clearly that any increase to rent should go through proper channels and if utilities are included they are included, unless the lease specifically states no air conditioners.

So far, it just seems like one sketchy thing after another with Homestead, which is unfortunate because the building is great - renovated suites, reasonable rent (at least with Triole), quiet, and there was great staff. Now, I wouldn't recommend the building and I will be looking elsewhere if the continual letters and notices go on.
