I've lived here for 3 years but will be moving out this spring. The Tiffany is not a bad place to live, but could be better. We're on our third or fourth building manager in the time I've lived here, which to me is not a good sign.

Staff are very slow to do maintenance. It's the middle of March and I'm still waiting for them to fix an issue I reported back in January. Last year I had a serious maintenance problem and it took many complaints before they fixed it - the office manager actually said, "Are you still complaining about that?" Yes, because you haven't fixed it yet! (Maintenance staff had gone in and done some mostly-cosmetic repairs that didn't address the actual problem.)

Noise carries to an insane degree. Sometimes I can hear the conversations next door so clearly, my neighbours may as well be in the room with me. And it's not because they're shouting or anything, that's just how poorly soundproofed the walls are.

I haven't seen the appliances in other units, but my stove looks almost older than I am and the fridge isn't much better.

The good: the Tiffany is in a great neighbourhood, right off the Canal, a block from the Glebe, walking distance to Loblaws and many stores and restaurants. The laundry room is pretty nice, and storage is decent. There's a lot of closet space in my unit.

Overall, I don't regret moving into this place, but I wouldn't warmly recommend it to a friend either. I predict that when I move out, they'll do some minor cosmetic work, maybe upgrade the appliances, and jack the rent up $200-300.

Not a bad place. The location is the best right beside the canal. Cool retro feel. Noise carries. Lots of dogs. Parking is expensive and tight. Visitors have to park on street and that is a bit difficult. Laundry is good, but expensive. Caretakers don't work on weekends, so garbage piles up. A lot of turnover. Lots of young people but not too many parties. On site manager, which is nice.

Don't believe management when they tell you this will be repaired, this will be cleaned. Once you sign, you sign. Oh, and my favourite: "the windows will be cleaned". Nope. It will never happen. It's a nice view only if you can see past the grime.

Pros and cons
If you want a quiet apartment, and don't like hearing other people walk over your ceiling or you don`t want to enjoy their kind of music/video games above and below you, or you don`t want other people complaining about you walking on their ceiling or your kind of music, then this might not be the place for you. If you luck out and get nice people up and down, or you`re ok about the awkward conversations when people come to your door or you go to theirs, then you`re probably fine. Logic tells me that the apartments that come up for rent tend to be the problematic ones, because sometimes, it`s just easier to move out. Keep in mind that there are a lot of dogs and you are going to hear them as well. I don`t mind the dogs barking or howling, poor things, they`re just unhappy.

Management is difficult to rate. Maintenance people are good, although management people decide what will be fixed, and what management tells you will be fixed might not be fixed. Get it in writing. If they say you don`t need it in writing, then just accept that it`s probably not going to be fixed. Cleanliness is good, especially in public spaces which prospective renters see. However, I know of cases where very lousy cleaning jobs were done for new tenants. As for management, well, my impression is that they don`t follow through on their word. There is a high turnover in this building, both of managers and of tenants (I think it`s about 30% per year for tenants moving out). I know that a number of tenants recently went to the Ontario Rental Board meeting and were not happy about unexpected special assessment rent increases that the management must have known were coming, and could have been upfront about especially to new tenants who were most affected (again, in my opinion).
If you do want to rent in this building, (because all buildings have their pros and cons), don`t jump for the first price you`re given. That would be nuts. A reasonable rent for a new tenant in a one bedroom anywhere in this building is $1050. This is reasonable, but not outstanding, so don`t get gouged for any more. Keep in mind that the rental vacancy rate is way up in Ottawa so it`s a renter`s market. And for God`s sake, always get it in writing when dealing with management, and even then I`d suggest crossing your fingers and legs as well. Again, all of this is just my opinion, based on my experience and what others have shared with me.

The management staff are top notch. This place is kept clean, and management are fast, fair and courteous in handling tenant requests.

The units themselves are fantastic; the perfect combination of charm (e.g., semi-exposed radiators, crown moldings, running boards, etc) and modern amenities (e.g., gym, FOB building access, high efficiency washers, etc).

The location speaks for itself. The Tiffany apartments overlook the canal, and one can walk to Elgin, Loblaw's, the Byward Market, and other downtown favourites, yet the 417 can be accessed in less than 2 minutes when headed further afield. Couldn't ask for better.

The one downside: noise. The real hardwood floors are beautiful, but there's not much between them and the ceilings below. If your upstairs neighbor has heavy feet (like mine) or likes listening to crappy dance music and full blast (like mine), well, you're out of luck.
