horrible neighborhood , building has constant crime , roaches are crawling up and down the hallways , management is lazy and rude , loud parties every single weekend and some weekdays . hardly any visitor parking , hydro is almost 200$ for a 1 bedroom . gets over 47 degrees in your apt in the summer ./.. neighborhood is sketchy

POSITIVES:

-Spacious: considering the price range of the apartments (around 900 for a 1 bedroom) these apartments are quite big (700 sq m). One big closet, big living room and big bedroom. The bathroom and kitchen very small, but there is a storage room next to the kitchen which is very convenient.

-Location:The location is "extremely convenient" for transportation purposes, as its a few steps from Lees station, which means, 5 min ride to downtown, 1 min ride to Ottawa U station, 5 min to St Laurent mall, or Train station. The location is not so great though for the "things to do around" category, as there is practically nothing around but highways and residential streets, but if you are into jogging there is a trail nearby or you can walk 10 min to Rideau Canal. Overall is a great location if you want to be close to downtown, but don't want to compromise on space or money (the rent is downtown is way higher and the apartments in this price range are SUPER tiny in comparison)

-Laundry is open 24 hours
-Pizza and shawarme place inside (they are not recommendable, but for convenience sake, Its ok)
-Pool and tennis court, squash (not the best condition, but OK, better than nothing)

NEGATIVES

-Administration and tenants in general:
Take into account this building is full of university students, so it looks like the admin treats its tenants like kids. For example, they charge 20 dollars for lockouts, they don't allow you to have a dishwasher, 20 dollars for lost keys, etc. In the other hand, many of the tenants are very irresponsible (garbage left in the middle of the hall, smell of pot all over the halls, dog pee in front of the elevators) That is not regular, but it does happen often enough to remember. The pot smell seems like a rule at least in my floor, but thankfully doesn't go through my door so i only have to smell it in the hall

Most people stay for a couple of years only, so the admin probably don't like when people stay more so they try to find a way to increase the rent higher than allowed by law for silly maintenance work that was always questionable to me.

Because of constant moving, the elevators (4) are usually booked for movers at the beginning of every month making a nightmare for all tenants as there is only 1 elevator in service...

Water problems were not rare (happened about 5 times a year). There was no water on Christmas eve the whole day, and it was an internal issue which was resolved late in the evening.

Overall the positives outweighs the negatives so i would recommend this place if you like space over convenience, and if you want to be close to downtown but can't pay downtown rates.
