I lived here for a long time. But of course there were occasional problems:

Management: I have NEVER seen the building owner. I love the super, she's really great, but she doesn't have control over certain repairs or the budget of what is getting repaired. Our windows never got fixed, so we just stopped asking. Not her fault.

Maintenance: Ever since they replaced the water heater I feel like it goes out more often. There is one large heater for 3 buildings. We've never had issues with other people running hot water and it runs out for everyone, but when the pump or heater goes it's frustrating.
We never got our windows fixed. They were supposed to be fixed 2 weeks after we moved in. That was well over 5 years ago. They are pulling away from the wall.

Cleanliness: The hallways are always clean. The super vacuums them weekly. They do gardening and yard maintenance and keep on top of the garbage and recycling. There are no garbage chutes - you have to take your stuff down to the garbage area, but that's fine because it is in a safe area that's very visible.

Quietness: Eh, this depends on the tenants, mostly. My floor was great, but some floors party a little too hard on weekends, but it isn't every weekend. The street noise can be a bit much if you hear garbage collection or emergency vehicles. The fire trucks use Vaughan Road as a way to avoid Eglinton Ave, since they have a station on Oakwood Ave. Sometimes you hear people in the alley between buildings, but nothing crazy.

Heating: Radiator heat. Nothing fancy. You cant control it so open a window.

Laundry: No laundry on site. Cross the street and use the one behind the convenience store. They are nice people there.

Storage: Not a lot of storage in the units. The walls are plaster so it's hard to mount a shelving unit in there. You have to be creative sometimes.

Safety: There is no controlled access to the building except for a key to your building. Sometimes the door doesn't shut properly. Sometimes people prop open the back door when they go out for a jog, compromising secure access to the building. Tenants come and go often lately so I am unsure who lives there or not anymore, and people hold open doors and let anyone in. Our buzzer has never worked properly. The neighbourhood is relatively safe though, so take that into account I guess.

Cooling: No A/C, no cross breeze. The past few summers were horrible, heat wise. Hydro is included so get an A/C unit but since our windows were busted we couldn't do this very well....

Parking: None. On street parking only. And now you have to go down to city hall to get it. It's a pain!

Neighbourhood: I really like this neighbourhood. There's lots of restaurants, the subway is very close and going downtown only takes 30 minutes or so. Yorkdale Mall is nearby as well. I heard the school up the road might be closing though if people were worried about that. There's a catholic school by the subway station. I don't know how the daycare options are. There's a CIBC and a TD bank close by. There's a Tim Hortons but the area around it is kind of shady (though the occasional cop parks there). There's a big church at Vaughan and St Clair and Buddhist temple too. There are a few marijuana dispensaries around that have cropped up in past year or so.

Hot Water: Like I said in the maintenance section, the hot water goes out like twice a year. Something about the pump or the heater. Sometimes it's a very quick fix, sometimes it takes a day or two to get the pump maintained. It's always fixed when they say it is, it just seems to go out semi annually for some reason (strain on the system of 3 buildings using it, I guess.)

Overall, if you are young and either a single occupant or living with a roommate/partner, don't have a car, and need to commute downtown for your job, this place is okay. It's not family friendly really, since there's no elevator or laundry. They are very pet friendly and adore pets though, which is nice. I cant recommend it for people with babies, multiple children, or if you have a lot of stuff. There's no visitor parking, and it gets really hot in the summer.
