What a horrible place to live. The management is extremely, extremely rude and unprofessional. I’ve never dealt with such rude people before in my 6 years of renting in other buildings.

Loud construction noise began above me (I pay 1324 a month). There was no warning and it occurred from 7am-6pm daily. I work shift work and am a student. When I complained, <removed> essentially told me I’d just have to deal with it and they would do nothing to compensate me. I called head office and they finally let me move into a lower apartment - at my own cost, and right in the middle of midterm exams.

Then, once the construction was done, I decided it would be easier to stay in my current apartment, since I’m OBVIOUSLY moving out in May once this lease ends. She said no because the difference was just way way too much. This panicked me, during final exams. But, with another call to the head of Sunrex, they finally told me the rent would actually only increase by 125. So now I pay 1450 to live in this building. My parking spot is not covered, it’s on the roof so I get all the snow and they never plow up there.

Nothing was done, no formal apology ever came. On site management continues to be incredibly rude.

Do not rent here. It’s not worth the ridiculous prices they charge.

- Air Conditioning sucks, it's always hot.
- Rent increases ridiculous amounts every year (in 3 years it's gone up over 25%, over $200/month)
- Neighbours are ridiculously noisy all the time, management does nothing to stop them.
- Management / the Leasing Office staff in general are rude and do little to help tenants, especially tenants that have been here for a number of years.
- Little storage in the units themselves.

There is very little 'luxury' here. I rented primarily for the convenience and the dog run, which they have taken away and reduced to a small 'dog patch' and smoking area. That area is shabby, not well kept and stinky, mostly from the smokers. The parkade entrance will only accommodate smaller vehicles. Larger vehicles do not fit thru the parkade entrance. They have reduced the guest parking spots to about 3 spots. They will tow you immediately if you stop even briefly in front of the building or in a guest spot. You have to come down to get your guests or delivery, because a fob is needed to get up the elevator. The security people are unfriendly and unhelpful and my experience of the management is simply that they are condescending, bullying and rude. The neighbourhood is dangerous at night, and since there is no longer a dog run I've had to walk my dog outside. I've been accosted numerous times and almost robbed twice, just within that block, in the past 2 months. Everything is rather shabby. The walls are thin - if you are near an elevator or garbage chute you will hear it all. There is a rather dull exercise room. The apartments are small and unremarkable except if they have had the kitchen and/or bathroom updated. Even then, it's a tiny galley kitchen and tiny bathroom. The air conditioning is outdated and works poorly. There is no decent airflow in the suites and you will boil when the air does not work. There is very little storage space. There are numerous days when they have the water off for the entire day for one reason or another. They are raising the rent a lot this year. For the rent I am paying, I will probably just buy a condo, and perhaps be treated less rudely.

I lived in this building for two years. It was a relatively comfortable place to live, despite the rather grand claims the property managers have liked to make about the building (it's not really luxurious).

PROS:
- Utilities are included in the rent. This includes heat and central air that you actually have some control over!
- The building itself is secure, and I've never had any issues with theft. Security guards are not 24 hours, but there are there over night and are all very pleasant.
- There is a large laundry room, a dog wash station and a fitness centre on the main floor (the building loves to tout these as amenities). There's a dog run on the fourth floor too.
- It's a pet-friendly building. I love having neighbours with pets!
- The suites are pretty nice, and the bathrooms and kitchens are modern.
- The common areas in the building are generally kept very clean, especially the lobby.
- There's a nice Japanese restaurant in the building, and you don't even have to go outside to get there!
- The location is great if you work downtown, and you can get around pretty well without a car.
- They have free coffee in the lobby every morning, which is a really nice treat for residents.

CONS:
- It's really expensive. I saw a 10% increase in my rent over 2 years, but no actual improvements made to my suite or even my floor. The building applied for, and was granted, a pass from the Tenancy Board to continue increasing the rent more than the rate of inflation for the next couple of years...so it's likely to just get more and more expensive.
- The studios are small, and I think it's fair to say they're TOO small for $900+ dollars a month.
- Parking costs $125 and up (depending on the level you park on) and, while it is secure and covered, it's not heated.
- There is only one laundry room and it's on the main level, which is a pain in a 23-floor tower.
- One of the elevators is seemingly constantly unavailable (used as a service elevator).
- They've been doing construction on the 4th floor for months now, and you can hear it at least as high up as the 8th floor. It seems like they're doing it all day and on Saturdays.
- The building was sold to Sunrex in mid-2017 and after that the office hours were reduced, office staff were reduced and I'm pretty sure the security services were reduced (they USED to be there 24/7).
- There's no in-suite storage at all in my apartment. You can rent a storage locker for something like $20 a month...which I've never been asked to pay for before moving to this building. The bathroom has no storage spots (no medicine cabinet, no doors under the sink, etc.) and there aren't enough cupboards in the kitchen to fit a usual amount of dishes, pots & pans, etc.
- The walls muffle sound in the building well, but the doors (and even the windows) do absolutely nothing. You can hear music, TV and even talking when you walk down the hall. At night you can hear neighbours blaring music from four suites down the hall! In the summer months there is sometimes a lot of noise coming through the windows from Smith Street, when patio season is on (though this is probably only an issue on the lower 10 floors).
