I lived at this building for many years and recently moved away to get a condo. If you get used to the quirks of living there it isn't all that bad but there is a lot to get used to.

You have to get used to the noise of the building (kids running up and down the hall, neighbours with loud tvs, trains, people on their balconies chatting at all hours, cars and airplanes going by at all times of the day, etc.) and even get used to the laundry rates going up in price every year. The lady who is currently the landlord can be kind but occasionally she can be incredibly hard to deal with. I imagine it is because she has a lot of bad renters to deal with and doesn't seem to get much time off.

The parking spaces are small, so if you have anything larger than a Honda Civic then you will feel very squished. If you have a really large truck then you will have trouble opening the doors without scrapping the car next door.

Active Management that runs the place is useless. I dealt with them for many years and had nothing but bad interactions with them. <section removed to comply with terms of use> I had to move apartments a few times throughout the years and every time I asked for my security deposit back from the old apartment, they would tell me that they had a fire and lost their receipt. Luckily I keep all my receipts but if I didn't then I would have been out of luck. If something in your place gets broken or wears out, it takes a long time to get it fixed if at all and Active usually uses people who barely know what they are doing. They are incredibly cheap and won't pay for anything unless they absolutely have to. For example, my toilet wasn't flushing properly and I told them about it. The water would keep running even after it was done so I could use it but it was wasting water. They ignored it, even though fixing it would have involved replacing a part that was worth about $5 - $15 dollars. They later came back and told me that I was using too much water. I told them again about the toilet and they sent someone to look at it a few weeks later and finally fixed it.

The building is close to a lot of great places and there are bus stops almost right outside the building. If you don't mind a 6 minute walk to Grant, you can catch even more buses there if you miss one near the building. There are a lot of places within walking distance and someone who doesn't have a car can easily get to most places without a problem. The building does have storage spaces that used to be used by the people who rented the apartments but Active Management decided that it was better if these storage spaces were filled with Active Management equipment so that they don't have to pay to store them. Also, Active doesn't pay for electricity in the building so if your apartment is close to the laundry, you are paying the electricity bill. If there is an outlet in the hallway near your apartment, then you are paying for the electricity that comes out and if you live by the stairs with a heating/cooling fan on those stairs, you are paying for it to run. That is why you might see a $5 to $10 discount a month on your rent.

Overall the place isn't bad but the horrible management company makes a lot of bad decisions. When I first moved into the building the rent was cheaper there than any other in the area because it was a little rundown. They decided to try and renovate the building so they could turn them into condos but apparently that fell through so they just jacked up the rents to where it is cheaper to have mortgage payments. I would say that you would be better off somewhere else than here. There are better managed buildings in this neighbourhood for the same amount of rent so you would be better off going somewhere else.

Active Management are the biggest jerks you can imagine. If something is broken the only way to get it fixed is to call them every day. They will just ignore you. And eventually (maybe 6 months or more later) when a repairman comes, the job is 3rd rate and cheap. Train noise is VERY loud. Garbage cans used to be by the back door but they moved them to middle of the parking lot now so you have to walk through snow to get to them. Caretaker loves posting signs telling tenants "DO NOT....". She thinks she's the gestapo.

Great location, manager keeps the place clean and is very friendly. Train tracks across the street but we hardly hear it as we are near the top floor. I imagine lower level floors facing the tracks would be worst... Active Management isn't the best and can be difficult to deal with. That being said, we haven't found ourselves in situations to have to deal with management much. Our neighbours are very quiet, but sound travels through the building quite easily. I would ask the property manager about the neighbours (she's honest) before moving in.

Unbearable street noise and extremely loud train that runs 4+ times an hour. On site manager is helpful but agency refuses to do even basic repairs. No temperature controls, spring and fall the boilers run non-stop so the suites are 28 degrees Celsius or hotter.

Area is convenient but look for a unit on Grant from a different company.

From September until May my apartment is unbearably hot, even if I have the window open and large fans going 24 hours a day. I've made several complaints to both the caretaker and Active Management but nobody is willing to do anything about it. My apartment is barely habitable during these months and I've never once had to turn on the heat (which makes their advertising for "free heat" a total joke).

I won't be renewing my lease. Active Management staff are rude, dismissive, incompetent and unwilling to do the slightest thing to assist their tenants.
