I've been here for a while now and the place has so far been a total 4/5 star. Reading older reviews I can only assume the current managment is only about a year in as most things people have complained about are either fixed, in the process of fixing, or are consistantly monitored. Bug traps lay in the halls and are moved around to monitor for infestation. Upon which despite having a ground unit I have yet to see a single bug in my apartment. It can be a bit noisy depending on where your apartment faces and especially being directly under plane routes, but you get used to it very quickly. Matenience outside the building is well kept and everyone I've seen cleans up after the dogs. When I've needed service for an appliance, managment is quick on it and there's normally someone over in a few days. For the price offered, given it's one of only a few pet friendly buildings that allows multiple pets, it's an incredible place. Neighbours are friendly, the grocery store next door is convenient and bus stop out front is great for transportation. However every place has its faults, laundry rooms could use a good amount of work. The machines are half a typical load and a bit older. I personally do my laundry at a laundry mat down the road which isn't a huge hassle as there's a Tim Hortons next to it and the machines are industrial sized so I get most loads in one go. I have yet to experience a winter here so we will see, but air conditioning has been a mixed bag. Central air is super nice, but it is a bit unevenly distributed throughout the apartment. Additionally despite saying air conditioning included, the power for the fan that puts out the air is not. My hydro has been nearly double my expectation. That said your apartment does get cool very quickly despite its flaws and when switched to auto, keeps that temperature beautifuly. The roof top patio is nice and well maintained by tenants. Barking from dogs hasn't been too bad, however it's to be expected in a pet friendly building. I do find the walls to be terribly thin so you can hear your neighbours fairly well, which is a tad uncomfortable. The doors to the building have key locks which is always a plus however there installed a bit loose on all doors and can be tricky to get to work, especially if your carrying anything. For additional security though, large visible security cameras cover every angle. Hot water works fine you just have to give the tap about a minute to run to get really hot. Overall current managment has been amazing, going above and beyond. The building is well maintained with beautiful kitchens, and spacious living spaces. Although I don't think I'd ever reccomend this as a permanent decade long home, its definitely the perfect place for the in between stages in life whether that's saving for a house with your partner and kids, or newly retiring and deciding what to do with your time, from univercity and college students to bachelors working hard days and long hours. This place is the perfect haven at a great price for a range of all sorts and types of people. Offering a little something that everyone can use and enjoy while not going overboard as to drive up rent. Although Sussex can be a pain to get through to over the phone, there public office is always open and have been more then welcome to helping me in terms of legal issues and paperwork.

Landlord is difficult to handle
- Landlord enters suites without notice
- Poorly managed, Sussex will only respond if you are firm and persistent
- Landlord will try to keep your damage deposit
- Infested with silverfish bugs (harmless but gross) and mice in basement
- Big dog feces everywhere outside
- Smells like mildew inside
- Doors are easier to open without a key than with a key (unsafe)
- Loud building (24/7 traffic and planes)
- Rent is high for small size of suites
- Black mould in washroom
- Closets do not fit hangers
- Limited laundry washers/dryers (usually broken too)
- Small laundry washing machine (only takes half loads)
- Water runs brown on most days

If you do decide to rent this apartment, make sure you take pictures of every square inch before you move in because they will try to keep your damage deposit no matter how clean you are. I also suggest installing a live camera that detects motion, because the landlord will enter your apartment without notice.

All apartments have their ups and downs, but save yourself the headache – this small loud dingy place is not worth it. I’ve only rented 3 other apartments, but the New Mount Royal Apartments are by far the worst. RUN!

Noisy! Dogs barking constantly, planes flying over head constantly, can hear everything you're neighbors are doing and trust me sometimes you don't want to hear it.

Cleanliness was poor. People across the hall from me left a bag of used cat litter in the hallway all day I complained to management and nothing was done about it for 5 hours! Constantly signs up in the hallways telling tenants to not let their dogs relieve themselves on the property and other peoples cars!

Management was useless and very rude!

Security is a minimum and it took them 3 months to change the buzz code off of my phone number after I left so your welcome for buzzing all you're friends in. Close to Foodfare where you can buy moldy loaves of bread and expired food. This place is way over priced and not recommended!

Laundry area is creepy I would avoid it.

silverfish city! Lived there years ago...tons and tons of silverfish....and if you face Portage noise from the traffic unbearable at times Sunday night cruising really LOUD all night long!
