On and off I have had issues of management either entering my suite illegally, not giving notice of entry and showing up when I'm asleep etc but the kicker was when the property manager threatened to take my door locks off because I wouldn't let him in without the proper 24 hour notice for a non emergency. The past month this has been an ongoing theme. They show up without notice demanding entry to check on a "leak" then get angry when I demand proper notice. They fixed a pipe in my wall last month. Then they lie saying they slipped a notice under my door. Communication is piss poor and they have left two holes in my wall. I don't feel very safe and my rights are not being respected.

Add onto this the insane number of water shut off's with little notice, that don't end when it is advertised they will, ridiculous rules like no decorations on doors or flags on balconies(with nothing in the lease prohibiting this), stairwells that smell of urine, blocked garbage chutes, ill maintained pool, dirty elevators that are ill maintained...don't waste your time with this property. If I were not locked into a low sublet rent cost, I would be gone.

I have been living here from May 2013 until now and planning to move out as the rent is going to increase from 700 to 830. Such a huge jump of rent is attributed to all the renovations of the building when Timbercreek moved in to manage the place.

I like the place because:
1. Location: This is the perfect location for me as I bus everyday to work which is also here in downtown. Outside the building are buses that comes every few minutes which is the biggest plus for me. There are a few places to buy food like Stellas, Subway, Chosabi and both the Bay and Portage Place are nearby.
2. Value for money: When I started up until the end of this year, rent increase has been pretty low especially when thinking about it being on a prime location in downtown. Water is free and hydro is quite low. I started my rent from 620 as a sublet.
3. Space: My 1BR unit is quite spacious for the price and has a lot of storage and a balcony.
4. Amenities: There is an outdoor pool at least usable for summer time, there is a mediocre sauna that I have used once and they used to have a squash court but now replaced with a basketball court. They have upgraded their laundry room and now has tons of washing machines and dryers. Gym has been upgraded but costs extra.
5. Maintenance: This used to be slow but after Timbercreek came, I just post an online request and a maintenance person comes and fixes stuff. I've had a bed bug problem once and after reporting, they fumigated no questions asked and it was fixed instantaneously.

You might not like the place because:
1. You can hear everything. From people talking, people having sex, loud music, domestic violence, dogs walking on the floor above you and sirens. Yes, everything which can also mean that everyone else will also hear you. BTW, if you are to ask me this is not a problem as I am not bothered by it, but if you are, this might be the worst place for you.
2. Heat doesn't work as well as I wished.
3. Lease form is sent later than it should.
4. Parking is quite costly, I was offered 150 per month when I moved in.

I am neutral on:
1. Neighborhood: Whatever time I come and go, I am not scared to walk from the bus stop to home.
2. Cooling: There is an AC available on my unit, it works not as great as I would expect but I don't use it anyway.
3. Dishwasher: There is a dishwasher on my unit but like the AC, I only use it a few times a year.
4. One of the elevators are in maintenance mode more than it should and behaves weirdly. Not an issue for me as I can just use the stairs to 7th floor.

Verdict: I like the place overall unfortunately I cannot contain the massive rent increase so I have decided to leave. BTW, my unit is yet to be renovated and rent will cost more after.

Moved here May 1 and have regretted it since May 2! Overpriced, can't get anything fixed no matter how many requests I put in, to this day still have no peep hole in my door, was told it would be taken care of right away...3 months later, still no peep hole! Lower rent unit became available, was told I could not transfer to a different cheaper unit because I hadn't lived there long enough.

They will let anyone with a pulse move into those buildings, don't do checks, lots of questionable people walking the halls and in the main lobby, they have security walking the halls for a reason at night and weekends. Loud parties on balconies, screaming off balconies, people smoking pot on their balconies! I hate it there and look forward to the day I get out of there!

I had a few issues at the beginning but living here has been great since. When moving in the elevator was broken and the management did not tell me despite that I had booked the elevator for moving that day, this resulted in it taking way longer for me to move than it should have. They at least let me move through the other elevator which is supposed to be against policy. During the renovations, they have repainted the hallways and are putting down carpet. I am home a lot during the day and don't find the construction distruptive and all the renovations look quite good! They keep the building clean, especially the main hallways, the stairwells are sometimes less clean. When i first moved i had some issues with my water running and my closet door was broken and both were looked at and fixed within 24 hrs. The suite itself has a lot of storage which is nice and the laundry room has been renovated and uses cards, it is really convenient. The gym has good equipment for an apartment gym and i like having it. I don't have a car here because the parking is quite expensive $200/month i believe, however it is covered. There are options close by for outdoor parking though that is cheaper. There is 24h security. The fire alarm was going off relatively frequently during some renovations and exceptionally cold -40 weather causing issues but they seem to have it under control now. The neighbourhood is fantastic! tons of bus routes to get anywhere in the city and very walkable for most daily needs.

Management is terrible. Lady with the balding and greying hair is blunt and unfriendly. On my very last day, she attempted to crack a joke and I don't even know why as my impression of her was that she hated her job and did not care about the tenants.
I had purchased a "gym" pass from her and she did not even warn me that 80% of the few machines they had in there were out of order or unsafe to use (one side of the treadmill was held up with jammed paper).

When I booked the elevator to move out, I was not informed I would need to notify security as I thought that was the purpose of me actually booking the time slot with the agent.
During our moving out, the aforementioned lady was outside witnessing tenants moving in (they had not booked the elevator), who were disrupting our moving and she did not say anything!
It took us a total of 5 hours to move out due to all the inconveniences.

They also took practically all my damage deposit even though we cleaned everything except under the sink in the kitchen because we forgot and left nothing behind except maybe soap in the bathroom.

One of the two elevators are frequently out of order. Parking is ridiculously expensive. Did I mention in the two years, Wpg Parking Authority revoked colony square residents the privilege to apply for a residential parking pass? Instead of $25/yr you would pay for the pass, you now have to pay $1200/yr to park in shitty Impark (another terrible company).

The management here are bullies and do not take your best interests to heart. The only good thing was the convenience store which surprisingly carries a lot of different items despite the small area and the staff are always nice.

My advice: Find a better place to rent from. I would give the 'one star' ratings zero or negatives if I could. These people do not deserve your money or presence.
